Alta Capital-backed Elevate Campuses,Sai University ink 1,250-bed hostel management pact

Mumbai: Elevate Campuses, backed by the India investment affiliate of Singapore-based Hillhouse Investments, has entered into an agreement with Sai University to manage more than 1,250 hostel beds, with plans to expand the private university’s residential ecosystem by around 2,600 additional beds over the next two years.

The partnership underscores the growing focus among higher education institutions on professionally managed student housing as they seek to enhance campus life and attract students through a differentiated residential experience.

Under the agreement, Elevate Campuses will oversee hostel management, student engagement, campus experience, technology-enabled operations and service excellence, creating an integrated residential ecosystem designed to improve student well-being and institutional outcomes both on and off campus.

Founded by entrepreneur K.V. Ramani, Sai University has emerged as one of India’s fast-growing multidisciplinary universities with an emphasis on research, interdisciplinary learning and global academic standards. The university’s governing board includes Infosys founder N.R. Narayana Murthy, former Chief Justice of India Justice M.N. Venkatachaliah, Apollo Hospitals Managing Director Suneeta Reddy, Manipal Global Education Chairman T.V. Mohandas Pai and Ashank Desai, co-founder of Mastek.

The collaboration comes as Indian universities increasingly recognise residential life as a strategic differentiator in attracting high-quality students, particularly as institutions compete globally for talent and seek to offer a holistic campus experience beyond academics.

Professionally managed student housing allows universities to focus on their core academic activities while improving operational efficiency, student well-being, parent confidence, campus engagement and institutional reputation. Technology-led hostel management, structured governance frameworks and curated student engagement programmes are also becoming integral to modern university campuses.

For Elevate Campuses, the Sai University partnership expands its presence in India’s organised student housing sector. Backed by Alta Capital, the company operates across student housing, hostel management and campus experience services, partnering with higher education institutions to deliver professionally managed residential communities.

Elevate Campuses declined to comment for the story.

The latest mandate follows Elevate Campuses securing the contract from IIT Madras to develop and operate a Rs 400 crore student housing project that will house more than 1,800 PhD scholars and project staff, further strengthening its portfolio of institutional partnerships.

According to its draft red herring prospectus (DRHP), Elevate Campuses is one of the country’s largest student housing operators with a capacity of more than 65,000 beds. The company has built a presence across major education hubs including Bengaluru, Pune, Mangaluru, Jaipur, Sonipat, Manipal, Solan and Coimbatore.
