A former Duke Energy headquarters in Charlotte is set to take on a new use, with a $250 million-plus project planned to bring apartments and retail space to the property.

The Brooklyn & Church development has secured construction financing and joint-venture equity. The project will include 460 luxury apartments and approximately 60,000 square feet of activated retail space.

JLL Capital Markets led advisory services for the financing and equity, representing MRP Realty, Asana Partners and Rockefeller Group.


Former Duke Energy Headquarters to Become Brooklyn & Church

Brooklyn & Church is located at 526 S. Church St. in Charlotte’s Uptown, across from Bank of America Stadium.

The project will transform the former Duke Energy headquarters into a residential and curated retail destination. The development will include 460 industrial-style lofts along with approximately 60,000 square feet of experiential retail.

The project is being developed by MRP Realty, Asana Partners and Rockefeller Group, with Rockefeller Group serving as a co-developer.

$250 Million-Plus Project Secures Financing

The financing includes a construction loan arranged for MRP Realty, Asana Partners and Rockefeller Group.

JLL also facilitated joint-venture equity for the project, with Rockefeller Group participating as a co-developer.

The development is an adaptive reuse project, with the existing structure being reused. JLL said this approach will significantly reduce the embodied carbon impact compared with new construction.

Taylor Allison, who was part of the JLL Capital Markets Debt and Equity Advisory team, said that, "The successful arrangement of both debt and joint-venture equity for Brooklyn & Church demonstrates the continued appeal of well-located, mixed-use developments in dynamic urban markets." Allison added, "This transformative project will set a new standard for luxury living in Uptown Charlotte."

Apartments Will Include Exposed Ceilings and Concierge Service

The 460 apartments are planned as industrial-style lofts. The residential portion will include several amenities: including a resort-style private rooftop pool, fitness center, private group studio, coworking spaces and shared common areas.

The apartments will also have 13-foot-6-inch exposed ceilings and full-time concierge service. And the project will combine the residential space with approximately 60,000 square feet of experiential retail.


Retail Space Planned for Charlotte’s Uptown

The Brooklyn & Church project will include activated retail space as part of the development.

JLL described the retail component as approximately 60,000 square feet of experiential retail. The retail space will be part of the transformation of the former Duke Energy headquarters into the planned residential and curated retail destination.

The project’s location at 526 S. Church St. places it in Charlotte’s Uptown, directly across from Bank of America Stadium.

Construction Has Begun on Brooklyn & Church

Construction on Brooklyn & Church has begun, with MRP Realty working in partnership with Asana Partners and Rockefeller Group. The project is expected to be completed in early 2027.

After it is completed, Brooklyn & Church will include 460 luxury apartments and approximately 60,000 square feet of activated retail space at the former Duke Energy headquarters.

The project’s financing, residential plans and retail component mark the redevelopment of the existing property under the Brooklyn & Church name, with the structure being reused as part of the adaptive reuse development.
