Getting a top-up home loan

A top-up home loan offers additional funding to existing home loan borrowers. It can be used for purposes like home renovation, education, medical expenses, or other personal needs. These loans are typically available at lower interest rates than personal loans, making them a cost-effective option.


Features of top-up loan

A top-up home loan allows borrowers to access additional funds on their existing home loan, without applying for a fresh loan. Since the borrower already has a relationship with the lender, the process is faster and involves minimal paperwork. The top-up loan tenure usually aligns with the remaining term of the original home loan.

Who is eligible?

To be eligible for the loan, borrowers must typically have a good repayment history, with 12-24 months of timely EMI payments. Lenders also assess repayment capacity, outstanding loan balance, and the property’s current market value. The combined loan amount (original + top-up) should generally not exceed 75-80% of the property’s value.


How to apply

The borrower can approach the existing lender with a top-up loan request. The lender reviews his credit history, repayment track record, and may reassess the property’s value. Minimal documentation is required, typically including updated income proof, KYC and property papers. Once approved, the funds are disbursed directly to the borrower’s account.

  • Interest rates for top-up loans are slightly higher than those for regular home loans, but lower than those for personal loans.
  • Ensure that the additional EMI fits your monthly budget.
