Accenture, House of Hiranandani ink three lakh sq ft Thane office deal

The agreement with House of Hiranandani entails a monthly rental payout of over Rs 1.9 crore, taking the total rental commitment over the lease tenure to nearly Rs 270 crore. The deal includes a clause to escalate rentals 5% annually, said persons familiar with the development.
Accenture will occupy the 19th, 20th and 21st floors of the Grade-A commercial tower and this is among the largest single office leasing deals recorded in the Thane micro market. The deal will provide Accenture exclusive access to over 272 car parking slots in the commercial tower.
This is the third such large office space deal concluded by Accenture in India in the last few months. It has leased over 1 million sq ft of office in Hyderabad through a long-term lease of over 10 years with a minimum rental commitment of about Rs 900 crore. Prior to that, it leased over 600,000 sq ft office space across nine floors at Phoenix Millennium Towers in Pune’s Baner through a long-term lease of over 15 years.
Accenture has one of its largest delivery and workforce footprints in India, with more than 350,000 employees in the country,
“Interior fit-outs are currently underway, with the company’s commercial operations at the premises expected to commence from November onwards,” said one of the persons mentioned above.
Accenture Solutions Pvt Ltd, the Indian arm of has inked the rental agreement. The lease comes as large enterprises continue to expand their office footprints across the Mumbai Metropolitan Region, with Thane emerging as one of the key commercial locations for large-format workplaces.
ET’s separate email queries to Accenture and Housse of Hiranandani remained unanswered, while transaction advisor JLL India declined to comment.
Centaurus, developed by House of Hiranandani, is a 21-storey commercial development with 1.9 million sq ft of built-up area. The building has floor plates of around 95,500 sq ft and is equipped with 32 high-speed passenger elevators.
The commercial campus has an existing tenant roster comprising multinational and domestic companies, including Tata Consultancy Services, BNP Paribas, IDFC First Bank, ICICI Bank, Bayer CropScience and WeWork.
The property is located within the 375-acre Hiranandani Estate township along Ghodbunder Road in Thane.
The Accenture lease adds to the growing presence of large corporate occupiers in the Thane office market, where availability of large floor plates and connectivity to residential catchments have supported demand from companies looking to establish or expand operational centres in the MMR.
The transaction also provides Accenture with contiguous office space allowing it to consolidate its operations within a single commercial development while expanding its delivery footprint in the region.
Indian office leasing has remained resilient, supported by sustained demand from global capability centres (GCCs), technology firms, financial services companies and other large occupiers.
Demand has increasingly shifted towards high-quality, well-located and amenity-rich office spaces, while occupiers continue to consolidate operations and take larger, more efficient workplaces.
