Hidden away in Biscayne Bay, just north of Miami Beach, lies one of America's most exclusive residential communities—an ultra-secure island where billionaires are willing to spend tens or even hundreds of millions of dollars for one thing above all else: privacy, says a Fortune report.

Known as Indian Creek Island, or more popularly the "Billionaire Bunker," the tiny man-made enclave has become one of the most sought-after addresses for the world's wealthiest individuals, including Amazon founder Jeff Bezos and Meta CEO Mark Zuckerberg.

A neighbourhood where luxury begins at $60 million

Unlike traditional luxury neighbourhoods, Indian Creek offers an exceptionally limited supply of homes.


The 300-acre island has just 41 waterfront residential lots and a population of only 84 residents, making it one of the most exclusive communities in the United States. Properties typically start at around $60 million, while newly built estates can command prices between $150 million and $200 million.

According to the report, the island's centre is occupied by the private Indian Creek Country Club and its 18-hole golf course, where membership reportedly requires a $500,000 initiation fee along with an extensive approval process.

Why billionaires keep moving to Indian Creek

Real estate experts told Fortune that exclusivity alone does not explain the area's growing appeal.

Indian Creek functions as its own municipality, complete with an independent government and a dedicated police force that patrols both land and surrounding waterways around the clock. Access is tightly controlled through a single guarded bridge where visitors must identify themselves and may even undergo vehicle inspections before entering.

Unlike several other celebrity-filled islands near Miami Beach, sightseeing boats are also kept at a distance, ensuring homeowners enjoy an unusual level of seclusion from tourists and photographers.

Indian Creek's growing list of high-profile homeowners has helped cement its reputation as America's premier billionaire enclave.

Jeff Bezos has assembled three separate properties on the island worth more than $230 million combined and is reportedly combining two adjoining waterfront parcels into a larger private estate while living in another home nearby.

Mark Zuckerberg is also reported to have purchased a newly completed luxury mansion on the island, adding another tech billionaire to the exclusive community.

Other well-known residents include NFL legend Tom Brady and Ivanka Trump, the reported noted.

South Florida's luxury market continues attracting wealthy buyers

The demand for homes in Indian Creek reflects a broader boom across South Florida's luxury real estate market, Fortune reports.

According to a luxury real estate specialist quoted by Fortune, interest from ultra-high-net-worth buyers has accelerated even as activity has slowed in more affordable segments of the housing market.

The report also notes that proposals such as California's suggested 5% billionaire wealth tax have prompted some wealthy individuals to explore relocating assets and purchasing property in Florida, where there is no state income tax.

Privacy remains the ultimate luxury

Even among buyers capable of purchasing almost any home in the world, Indian Creek stands apart because of its combination of scarcity, security and discretion.

With only a handful of waterfront estates, strict access controls and one of the most protected residential environments in the country, the "Billionaire Bunker" has evolved into far more than another luxury neighbourhood—it has become one of the world's most exclusive addresses for the ultra-wealthy.
