Hrithik Roshan's monthly rent from one Mumbai property is higher than many people's yearly income

Bollywood actor Hrithik Roshan is not only active on the film front but has also been steadily growing his commercial real estate portfolio. His latest property deal has once again drawn attention after documents showed that one of his Mumbai office spaces will now earn him a monthly rental income that is higher than what many salaried professionals make in an entire year.

According to property registration documents accessed by CRE Matrix and cited by the Times of India, Hrithik has leased out a commercial office space in Mumbai's Andheri West to Clearsynth Labs Limited under a five-year leave and licence agreement. The deal is expected to provide the actor with a steady stream of rental income over the coming years.

Hrithik Roshan's Andheri office leased for five years

The leased property is located on the 17th floor of Lotus Nilkamal Business Park on New Link Road in Andheri West. The office consists of seven units with a built-up area of nearly 6,000 sq. ft. and also comes with seven reserved car parking spaces.


The agreement was registered on June 29, 2026, although the licence period began from April 1, 2026. It will remain valid until March 31, 2031.


As per the registered documents accessed by CRE Matrix, Clearsynth Labs Limited has paid a security deposit of ₹68 lakh for the property.

Rent fixed at ₹17 lakh before scheduled increase

The financial terms of the agreement show that Hrithik Roshan will receive a monthly licence fee of ₹17 lakh for the first three years, from April 1, 2026, to March 31, 2029. The payment is to be made in advance on or before the seventh day of every calendar month.

From April 1, 2029, the rent will increase by 15%, taking the monthly amount to ₹19.55 lakh until the agreement ends on March 31, 2031.


The documents also state that the premises have been licensed strictly for office use. They further clarify that the agreement does not create tenancy or ownership rights and that the licensee cannot claim protection under the Maharashtra Rent Control Act, 1999.

Registration records also show that ₹2,78,900 was paid as stamp duty, ₹1,000 as registration charges and another ₹1,800 towards document handling charges.

According to the documents, the licensor is Hrithik Rakesh Roshan, while the licensee is Clearsynth Labs Limited. The company executed the agreement through its authorised signatory, Vishal R. Chetole, following a board resolution dated April 14, 2026.
