Ajay Devgn, Kajol’s Juhu bungalow gets BMC stop-work notice after residents' complaint. Here’s what happened

Ajay Devgn and Kajol’s Juhu bungalow is currently grabbing headlines after the Brihanmumbai Municipal Corporation (BMC) issued a stop-work notice over proposed work at the property. It is located in Mumbai's JVPD Schemed and reportedly being prepared for use as salon and spa. This dispute happened after the local housing society residents raise concers about commercial activity at the premises.

The property is located at Plot S-10 on N S Road No. 11 and reportedly measures around 7,802 sq ft. According to reports, the Kapol Co-operative Housing Society approached the BMC after residents noticed work related to the proposed salon and spa. The civic body then sought documents and permissions related to the planned commercial use of the property.

Why did BMC issue a stop-work notice?

The BMC’s K-West ward reportedly asked the property owners to provide documents relating to the proposed activity. Civic officials said the required permission for commercial use had not been produced when it was sought.


According to local corporator Sudha Singh, "The issue is with the Building and Factory Department of K-West ward, adding that prima facie, no permission was granted for commercial use of the property."



Following the complaint and the subsequent review, the BMC issued a stop-work notice. The notice means that work connected with the proposed salon and spa cannot continue until the civic authorities examine the relevant permissions and documents.

The Devgn family has reportedly sought four weeks to respond to the notice. The next steps will depend on the documents submitted by the property owners and the BMC’s assessment of them.

What are residents objecting to?

The housing society’s concerns reportedly centre on the proposed commercial use of the bungalow rather than the property being leased out.

Residents have raised questions about the possible impact of a salon and spa on the residential neighbourhood. These concerns include increased movement of customers, parking, security and noise. The issue is also linked to the narrow internal roads in the area, where additional traffic could create difficulties for residents.

According to an Outlook report, the bungalow has been leased to Florian Hurel Salons Pvt Ltd through a registered five-year leave-and-licence agreement dated August 10. The reported rent starts at Rs 16 lakh per month during the first year, with an annual escalation.

The reported lease arrangement is therefore at the centre of the dispute over how the property will be used. While the bungalow remains privately owned, residents have questioned whether the proposed commercial activity has received all the necessary permissions.

Ajay Devgn’s camp says approvals have been obtained

The Devgn camp, however, has disputed the suggestion that the proposed salon and spa does not have the required approvals.

A source from Ajay Devgn’s camp told Hindustan Times that, "The requisite permissions and approvals from the concerned authorities in relation to the proposed use of the premises have been duly obtained."

This puts the actor’s side and the civic authorities at different positions. While the BMC said the relevant commercial-use permission had not been produced when requested, the Devgn camp maintains that the required approvals are already in place.

The matter will now depend on the documents provided to the civic body and whether those approvals meet the requirements for the proposed use of the property.

What happens next?

The BMC’s stop-work notice does not mean that the proposed salon and spa has been permanently rejected. It puts the work on hold while the civic authorities examine the permissions and documents related to the project.

The property owners have reportedly been given time to respond to the notice. The housing society’s objections will also remain part of the issue as the BMC looks into the proposed commercial activity.
