India’s organised retail real estate market is entering a more mature and differentiated phase, with larger destination-led malls, experience-oriented categories and workplace-linked retail reshaping the sector across major cities.

The organised retail stock across 12 markets stands at 186.2 million sq ft, including 114.3 million sq ft of shopping mall stock, 51.7 million sq ft of office-led retail stock and 20.2 million sq ft of high-street retail stock. The total organised retail stock has increased ninefold over two decades.

Bengaluru leads among top 12 retail markets

Bengaluru has emerged as the largest organised retail market among the top 12 cities, followed by Gurugram, Hyderabad and Mumbai.


The organised retail stock in the four markets stands at:

  • Bengaluru: 29.2 million sq ft
  • Gurugram: 27.4 million sq ft
  • Hyderabad: 24.8 million sq ft
  • Mumbai: 23.8 million sq ft

Experience-led categories gain ground

The retail market is also seeing a shift in the categories contributing to leasing demand, with experience-led categories gaining a larger share.

Apparel and fashion accounted for 25% of the share in 2013-15, rising to 35% in 2023-25.

The share of F&B increased from 11% to 15%, while department stores, MBR essentials and grocery rose from 3% to 11% during the same period.

Bigger malls in the pipeline

The market has 40.4 million sq ft of shopping mall supply in the pipeline through 2030. Hyderabad and Gurugram together account for 51% of the identified pipeline.

The average projected size of new malls during 2026-30 is 0.59 million sq ft, compared with an average mall size of 0.25 million sq ft before 2000.

Office-led retail continues to expand

Office-led retail accounts for 51.7 million sq ft of organised retail stock. A total of 15.4 million sq ft was added during 2021-25.

Among the cities highlighted, Gurugram added 10 million sq ft, followed by Mumbai at 8.4 million sq ft and Pune at 7.4 million sq ft.

The figures point to the continued expansion of organised retail across India, with larger malls, growing office-linked retail and increasing leasing share for experience-led categories shaping the market.
