New Delhi: Trehan IRIS has committed Rs 1,300 crore to develop Omara, its flagship residential development in Sector 80, Gurugram. The capital is being deployed into a category that is currently the fastest-growing segment of the global wellness economy.

The builder had acquired the kand parcels in February 2024, through an auction by Haryana State Industrial & Infrastructure Development Corporation (HSIIDC). Trehan Iris acquired two land parcels totaling 5.08 acres for Rs 190 crore.

"Luxury housing is undergoing a fundamental transformation. Buyers are no longer paying only for what a home contains; they are paying for what it does for them, and that is measurable in energy, time and health. Wellness real estate is the fastest-growing part of the global wellness economy for exactly that reason, and India has had almost nothing in the category. With Omara, we are not adding wellness to a luxury project,” said Abhishek Trehan, Executive Director, Trehan IRIS.

Global wellness real estate has grown from $151 billion in 2017 to nearly $900 billion in 2025, an average of 23.6 per cent a year since 2019 and roughly double the growth rate of the next fastest wellness sector, according to the Global Wellness Institute. It is forecast to cross $1 trillion in 2027 and reach $1.8 trillion by 2030. Worldwide, spending on wellness now amounts to close to 60 per cent of all health and medical expenditure combined.

In India, the health and wellness market is valued at more than $155 billion.

Delhi-NCR is now the country's largest luxury home market by transaction value, and Gurugram recorded sales of properties priced above Rs 10 crore worth approximately Rs 24,120 crore in 2025, overtaking the Mumbai Metropolitan Region's Rs 21,902 crore for the first time, according to data from India Sotheby's International Realty and CRE Matrix.

"We have planned the project as a wellness sanctuary. People go to wellness resort for a week and here we are offering wellness round the year,” said Aman Trehan, Executive Director, Trehan IRIS.

Gurugram accounted for more than 73% of total residential launches in Delhi-NCR in the second quarter of 2026. Anarock data for H1 FY2026 shows luxury and premium homes accounting for close to 42% of new supply across key cities and approximately Rs 2.98 lakh crore of residential sales value, up 7% year on year.

Omara is conceived as wellbeing luxury residences, with 320 golf-facing residences across three towers overlooking the Aravalli landscape and the golf course.

The wellness club is anchored by a longevity clinic offering over 180 advanced diagnostic biomarkers, with personalised wellness programmes led by resident doctors, hyperbaric oxygen therapy, red light therapy, advanced physiotherapy suites, an integrative nutrition studio and an on-site wellness pharmacy. Brand partnerships include a spa curated by L'Occitane en Provence and a fitness facility by Knox Studio, while the residences are designed by UHA London with Esteva i Esteva of Spain.

The configuration of unit is low-density - 3.5 and 4.5 BHK homes of approximately 3,250 to 4,150 sq. ft., with one residence to a core and a private lift lobby for every home, a 3.9-metre (13 ft) floor-to-floor height, three-side-open Vastu-compliant layouts, wrap-around decks over nine feet deep with barbeque and bar, and a car-free ground level with a dedicated basement drop-off.

Every apartment is delivered as an automated home with its own AQI control. Environmental systems include hospital-grade MERV-14 and VOC-free carbon filtration holding PM2.5 below global safety standards, a thermal concrete skin with sun-control louvres, double-glazed facades and HCFC-free climate systems. The project is WELL v2 and IGBC Platinum certified.
