Mumbai, the country's largest and most expensive property market, recorded its best-ever July performance as the city continued to witness robust housing demand during the month, supported by infrastructure-led expansion and resilient end-user buying despite elevated property prices.

India’s financial capital recorded its highest-ever property registrations and stamp duty collections for the month of July, reflecting sustained buyer confidence even as the market builds on a high base established over the past year.

The city recorded 13,707 property registrations in July, a 9% increase from a year earlier, while the state exchequer is expected to collect over Rs 1,242 crore in stamp duty, up 11% year-on-year, showed data from the Inspector General of Registration and Controller of Stamps, Maharashtra.


“Mumbai's residential market continues to demonstrate remarkable depth, recording its strongest July performance despite a high comparative base. The sustained momentum reflects resilient end-user demand and enduring confidence in homeownership. While transaction volumes remained broadly stable both year on year and sequentially, revenue recorded a marked increase, underscoring sustained demand for higher-value homes,” said Shishir Baijal, International Partner & CMD, Knight Frank India.

The July performance extends the strong momentum seen through the year, with infrastructure upgrades, redevelopment activity and improved connectivity continuing to support residential demand across established and emerging micro-markets.

“Homebuyers today are prioritising projects with timely execution, established neighbourhoods and strong connectivity over speculative considerations. This shift is creating a more stable demand environment and encouraging developers to focus on quality, delivery and redevelopment-led opportunities rather than aggressive expansion,” said Samyag M Shah, director of Marathon Nextgen Realty.

The stronger growth in stamp duty collections compared with property registrations indicates continued demand for higher-value homes, reflecting sustained buying interest in premium and upper mid-market residential projects across the city.

“Despite global economic uncertainties and evolving buyer expectations, the city's real estate sector continues to demonstrate remarkable stability. The growth reflects the combined impact of robust infrastructure development, stable economic conditions, and an increasing preference for homeownership despite rising property values,” said Kamlesh Thakur, President, NAREDCO Maharashtra.

Going forward, he expects continued policy support, faster project approvals, and investments in urban infrastructure will be instrumental in sustaining this momentum.

The market has also benefited from ongoing infrastructure investments, including metro rail expansion, coastal road connectivity and redevelopment projects, which continue to improve accessibility and unlock new residential catchments.

Industry experts expect transaction activity to remain healthy over the coming months, supported by a steady pipeline of new housing supply, redevelopment opportunities and infrastructure-led expansion across the Mumbai Metropolitan Region.

While rising property prices and higher acquisition costs may keep speculative buying in check, end-user demand is expected to continue driving the market. Developers are also expected to remain selective in launching projects, focusing on locations with stronger demand visibility and execution potential.

The improving depth of demand across multiple micro-markets and buyer segments is expected to support stable transaction volumes as Mumbai's residential market enters a phase of more measured and sustainable growth.
