MahaRERA extends project completion deadlines by 4 months citing force majeure

MUMBAI: The Maharashtra Real Estate Regulatory Authority (MahaRERA) has granted an automatic four-month extension to the registration and completion timelines of eligible real estate projects in the state, following the central government’s advisory to mitigate disruptions caused by the prevailing situation in West Asia.

The order, issued on Friday, will apply to all registered projects whose original, revised or extended completion dates fall on or after February 28, 2026. However, projects registered on or after August 1, 2026, have been kept outside the scope of the relief. The extension has come into force with immediate effect.

“This is a balanced and industry-sensitive step that acknowledges the genuine disruptions caused by the prevailing geopolitical situation and its cascading impact on global supply chains, construction material availability, logistics and project execution,” said Kamlesh Thakur, President, NAREDCO Maharashtra.


MahaRERA said the extension has been granted under Section 6 of the Real Estate (Regulation and Development) Act, 2016, which empowers the authority to extend project registrations in cases of force majeure. The order also invokes Section 37 of the Act.

“The automatic nature of the extension is particularly significant, as it removes unnecessary procedural requirements, allowing developers to remain focused on project execution rather than administrative formalities,” said Kaushal Agarwal, Chairman, The Guardians Real Estate Advisory.

The move follows the Ministry of Finance’s Office Memorandum dated April 29, which treated the prevailing West Asia situation as “War” for the purpose of invoking force majeure.

Subsequently, the Ministry of Housing and Urban Affairs, through its advisory dated July 31, advised all state real estate regulators to issue common orders extending project timelines by four months instead of requiring individual applications from developers.

MahaRERA said the extension will be implemented automatically, without requiring promoters to submit separate applications. Its Registration and IT Cell has been directed to make the necessary changes in official records and on the MahaRERA web portal to give effect to the order.
