FM, earlier known as FM Global, one of the world’s largest commercial property insurers, has leased approximately 220,000 sq ft at Bhartiya Centre for Information Technology in Bengaluru and is in talks to lease similar size for future commitment, people familiar with the transaction told ET.

Office space absorption across India’s six major cities reached a record 41.6 mn sq ft in H1 2026, registering a 7% YoY increase, according to international real estate advisory firm Savills India.

“FM recently signed a lease for 220,000 square feet at the Bhartiya Centre of Information Technology,” a spokesperson for FM said.

Bengaluru retained its leadership in India’s office market in H1 2026, recording 13.1 mn sq ft of gross absorption, with global capability centers (GCC) contributing 8.5 mn sq ft, or nearly 65%, of overall leasing. Further, IT-BPM and flexible workspaces together accounted for around 62% of sectoral absorption.

Recently, Volvo Group leased 600,000 sq ft of office space at Bagmane Capital South in Bengaluru.

India’s office absorption is projected to remain close to last year’s record levels, supported by steady occupier activity.

Bhartiya Centre for Information Technology is the commercial office development arm of Bhartiya.

The company is currently in discussions with several occupiers and expects to commit a few hundred thousand additional square feet over the coming months.

The next phase of expansion is scheduled to begin with a groundbreaking ceremony in September–October on an adjacent 22-acre parcel. Phase 2 will add approximately 5.5 million square feet of office space, which will be developed in stages. The first phase alone will comprise over 2 million square feet.
