Silvio Scaglia bought the southern penthouse at 70 Vestry Street in Tribeca for $56 million in 2018. Eight years later, the property changed hands for $57 million on February 13, 2026. Now, the sale was acquired followed a divorce case involving Scaglia and Netflix star Julia Haart. The court had awarded Haart ownership of the property in 2025. She later listed it for $65 million before it sold for $57 million.


Silvio Scaglia bought the Tribeca property for $56 million

The property at 70 Vestry Street became part of Scaglia’s real estate holdings in 2018. He had entered into a contract for the penthouse while the building was still under construction.


The home was designed as part of the 70 Vestry Street development, which was conceived by Robert A.M. Stern Architects. The property later became connected to the personal and business dispute between Scaglia and Haart. It also became known to viewers through Haart’s Netflix series, My Unorthodox Life.


What does the 70 Vestry Street penthouse include?

The southern penthouse covers about 7,808 square feet of interior living space. It is arranged as a 13-room duplex or triplex.

The outdoor areas were also part of the property’s value. The wraparound terrace and rooftop deck gave the residence private space outside the main living areas. The property was also used as the main home shown in My Unorthodox Life. The Netflix series followed Haart’s life with Scaglia and her children.




How did the divorce change ownership of the penthouse?

The property became part of a wider dispute between Scaglia and Haart. The couple had business interests together. They co-ran Elite World Group, a modeling agency, and La Perla, a luxury lingerie brand.

Their divorce began in early 2022. The dispute followed Scaglia’s decision to remove Haart from her position as CEO.The divorce case continued for about three years and involved their property, businesses and other financial interests.

Haart was awarded sole ownership of the property, which was valued at about $65 million in the court-related reports. She was also awarded control of their shared businesses and about $10 million in cash. This ruling changed the ownership of the 70 Vestry Street penthouse. Haart then took steps to market the property.

The penthouse was first offered as a rental

Before putting the property up for sale, Haart briefly placed the penthouse on the luxury rental market. The asking rent was $125,000 per month. However, the home was later offered for sale. In late 2025, Haart listed the penthouse for $65 million. Adam Modlin of the Modlin Group represented the property in the sale listing.




Why did the penthouse sell for $57 million?

The final sale price was $57 million. The buyer was not publicly identified. The property was held for about eight years. During that period, inflation reduced the purchasing power of the original $56 million.

New York City luxury property transactions can also involve several costs like closing costs, mansion taxes, broker fees and other transaction expenses. Maintenance, property-related charges and other costs affect the financial profit.

As a result, the $1 million difference between the purchase price and sale price does not represent a $1 million profit in real terms.
