MMR property prices in 2026 — where is the entry point?
Premium buyers: Wadala–Central Mumbai and Powai–JVLR command the highest prices, while Mulund–Bhandup and Thane West offer relatively better value.

Growth & affordability: Navi Mumbai–Panvel is positioned as a growth corridor, while Kalyan-Dombivli offers the lowest entry price among these MMR markets.

Note: These are indicative current asking-price bands from selected ongoing projects, not a uniform government or industry-wide locality average. Project, tower, floor, configuration, carpet area, view and launch stage can materially change the final price. Current listings demonstrate this variation clearly—for example, Powai's under-construction projects range from about ₹25,280/sq ft at GHP Isle of Calm to ₹58,090/sq ft at Hiranandani Empress Hill.
