Home sales rebound, but India’s housing market has a warning sign
India’s housing market delivered a strong quarterly recovery in July–September 2026. Home sales crossed 1 lakh units across the country’s top seven cities, even as the number of available homes continued to climb. For buyers, this creates an interesting mix of rising demand, firm prices and a wider choice of properties.

According to ANAROCK’s Q3 2026 Residential Market Viewpoints, approximately 1,00,200 homes were sold during the quarter, while available inventory rose 12% year-on-year to around 6,30,600 units.

The big question is whether demand can keep pace with new supply. The answer could shape buyers’ choices and developers’ strategies in the coming quarters.

Housing sales cross 1 lakh units. What drove the recovery?
Residential sales across the seven major cities rose 10% quarter-on-quarter and 3% year-on-year to approximately 1,00,200 units. The total sales value reached ₹1.55 lakh crore, and all seven cities recorded sequential growth.

One reason behind the improvement was the return of end-user buyers who had deferred purchases in Q2 2026. Their return helped lift activity across markets rather than concentrating the recovery in just one city.

However, the annual growth rate of 3% offers an important reality check. The market has regained momentum, but the figures do not yet point to a dramatic acceleration in demand.

For homebuyers, the takeaway is simple: a recovery in sales does not mean every project or locality is experiencing the same level of demand.

Developers launch 18% more homes; affordable housing gains ground
New residential launches increased 18% year-on-year to approximately 1,14,300 units in Q3 2026. Developers brought more homes to market, but the distribution across price segments changed significantly.

The share of launches priced below ₹40 lakh more than doubled to 14%. In contrast, homes priced above ₹2.5 crore accounted for 14% of launches, down from 22% a year earlier.

This shift suggests that the supply mix is broadening beyond the premium end of the market. It could give budget-conscious buyers more options, although the actual benefit will depend on where these homes are located and whether their prices match local incomes.

The important distinction is that a larger share of affordable launches does not automatically mean housing has become affordable for everyon

Property prices rise 7%. Is buying home becoming harder?
The average residential price across the seven cities reached ₹9,714 per sq. ft., up 7% year-on-year and 1% quarter-on-quarter.

Prices are therefore continuing to climb even as the supply of available homes increases. For buyers, this creates a difficult balance: waiting may bring more options, but it does not guarantee a lower purchase price.

The average rate also hides considerable differences between cities, neighbourhoods and projects. A property’s location, construction quality, connectivity and stage of completion can influence its price as much as the broader market trend.

Before making a decision, buyers should calculate the complete cost, including registration charges, applicable taxes, interiors and loan interest. A property that looks affordable at the advertised rate may stretch the household budget once these expenses are included.

Unsold housing stock climbs 12%. Could buyers gain an advantage?
Available residential inventory across the seven cities increased to approximately 6,30,600 units, up 12% from a year earlier.

This is the other side of the market recovery. Developers are launching more homes, but the stock of available properties is also growing. If new supply continues to outpace sales, some projects could take longer to find buyers.

For homebuyers, a larger selection can improve their ability to compare layouts, amenities, locations and prices. In markets where supply is plentiful, buyers may also find room to negotiate on the final price or additional benefits.

However, rising inventory does not guarantee discounts across the board. Buyers should compare similar properties and examine construction progress, possession timelines, the developer’s financial position and the number of competing projects nearby.

Hyderabad’s 28-month housing overhang raises a red flag
The inventory overhang across the seven cities remained at approximately 19 months. Hyderabad recorded a much higher figure of 28 months, making it a market that deserves closer scrutiny.

Inventory overhang estimates how long the available housing stock could take to sell at the prevailing sales pace, assuming market conditions remain broadly similar. A higher figure can indicate that supply is taking longer to be absorbed.

For buyers in Hyderabad, the headline number should prompt more careful project-level research rather than an automatic decision to delay a purchase. Local demand, the type of property, its price range and the pace of competing launches all matter.

A higher overhang does not necessarily mean prices will fall. But where several comparable projects are competing for buyers, it may be worth negotiating carefully and avoiding decisions driven by sales pressure.

Buy now or wait? What the latest housing numbers mean for you
The Q3 figures do not deliver a universal answer. Sales are improving, prices remain firm and available inventory is growing. Whether to buy now or wait depends on personal finances and the specific property under consideration.

If you are buying a home to live in: Focus on affordability, commute times, essential services and long-term suitability. A manageable EMI and a reliable developer matter more than trying to predict the next price movement.

If you are considering an under-construction property: Check the project’s regulatory registration, construction progress, payment schedule and possession commitments. Compare it with completed homes before deciding whether the potential savings justify the wait.

If you are buying for investment: Look beyond expected appreciation. Rental demand, vacancy risk, maintenance costs, resale liquidity and competing supply will influence actual returns.

A growing market can still contain poorly priced properties. Make the decision on the strength of the individual deal, not the headline growth rate.
India’s housing market outlook: The next test is demand, not launches

India’s housing market outlook: The next test is demand, not launches
Q3 2026 brought renewed momentum to the residential markets of India’s top seven cities. Sales crossed 1 lakh units, new launches rose 18% and average property prices increased 7% year-on-year.

Yet, available inventory also climbed 12%, while Hyderabad’s overhang reached 28 months. These figures underline the challenge ahead: developers need to match new supply with the homes buyers can afford and genuinely want.

For buyers, more choice can be an advantage, but only when it is used to compare properties carefully and negotiate from an informed position. For developers, the ability to sell new homes at a healthy pace will matter as much as the number of projects launched.

The bottom line: India’s major housing markets are showing resilience, but rising sales alone do not make every property a good buy. Affordability, location, project quality and local demand should guide the final decision.
