Dubai South home sales beat 2025 record in just 8 months
Dubai South’s property market has already surpassed its full-year 2025 sales record. The area recorded 12,428 residential transactions between January and August 2026, up 27% from the 9,788 homes sold throughout 2025.
Sales value reached AED 15.9 billion, or 81% of last year’s total of AED 19.6 billion. The figures point to another record year if the current pace holds through December, according to Anarock Research.

Studios dominate Dubai South’s property boom
Buyers are increasingly choosing smaller homes. Studios accounted for 45% of residential transactions in January–August 2026, more than double their 19.5% share in 2025. One-bedroom homes contributed another 31%.
Together, these two categories represented around 76% of transactions. Apartments overall accounted for 94.5% of residential sales volume, compared with 31% in 2020. The shift highlights the growing importance of compact homes in a market once more associated with larger properties.

Dubai South prices rise, but average home costs fall
The average residential price climbed from AED 650 per sq ft in 2020 to AED 1,656 in January–August 2026. Yet the average transaction value fell to AED 1.28 million, well below its 2023 peak of AED 2.57 million.
The changing mix of homes helps explain the gap. Smaller apartments can have higher prices per square foot while costing less overall. The lower average purchase price, therefore, should not automatically be read as evidence of a broad property price correction.

94% of Dubai South home sales are off-plan
Off-plan properties accounted for 94% of residential transaction volume in the first eight months of 2026, up from 73% in 2020. Buyers are committing to homes before construction is complete, keeping new launches at the centre of market activity.
However, the resale market remains relatively small, accounting for less than 6% of transactions during the period. Buyers should assess developer track records, payment schedules, completion timelines and competing projects before investing in an off-plan property.

Can airport expansion fuel Dubai South’s next property boom?
Dubai South’s long-term growth story is closely linked to Al Maktoum International Airport. The 145 sq km master-planned development is designed to accommodate around one million residents and 500,000 jobs at full build-out.
The airport expansion, approved in April 2024 at a stated cost of AED 128 billion, is planned to support a design capacity of 260 million passengers annually. Its first operational phase is targeted for 2032. These plans could support housing demand, but future growth will depend on execution, job creation and infrastructure delivery.

Dubai South rents more than double since 2020
Average annual rent increased from AED 34,534 in 2020 to AED 82,063 in January–August 2026. Rental transaction volume also grew to four times its 2020 level, indicating a larger and more active rental market.
Apartments recorded a gross rental yield of 4.3% in 2025, ahead of townhouses at 3.4% and villas at 3%. These returns are before service charges, vacancies and transaction costs. Investors should compare net rental income with the full cost of ownership rather than relying on headline yields alone.

38,116 Homes are due by 2029. Is supply becoming a risk?
Dubai South faces a substantial wave of new housing supply. Anarock identifies 38,116 units scheduled for handover between 2027 and 2029, compared with 10,813 units delivered between 2016 and 2026 to date.
Deliveries are expected to peak at 16,094 units in 2028. Apartments account for 85% of under-construction stock, making this segment particularly exposed to competition. If demand and population growth fail to keep pace with completions, landlords could face softer rents and lower occupancy, while resale prices may come under pressure.

Dubai South’s real test: Can demand keep up with supply?
At the January–August sales-value pace, Dubai South could record approximately AED 23.9 billion in residential transactions for 2026. That would exceed every annual total in Anarock’s 2020–2025 series, although the figure is a run-rate calculation, not a forecast.
The market has strong momentum, rising rents and an ambitious infrastructure pipeline. But 38,116 scheduled handovers could test whether demand is sustainable. For investors, the key is to look beyond headline sales growth and assess purchase prices, realistic rental income, developer reliability and future competition.
Dubai South’s next phase will depend not just on how many homes sell, but on how well the market absorbs the homes being built.
