Terms like carpet area, built-up area and super built-up area significantly change how much space you get in reality. Understanding these terms before finalising any property purchase is essential.

Carpet area is the net usable space inside the house where you can actually place furniture and move around. It includes the bedrooms, living room, kitchen and bathrooms, but excludes balconies, terraces, shafts and common shared spaces. Typically, the carpet area is around 70% of the built-up area.

RERA Carpet Area
RERA has clearly defined carpet area to protect homebuyers and bring transparency. Under RERA, carpet area means the net usable floor area inside the house and also includes the thickness of internal partition walls, but excludes external walls, balconies, verandahs and terraces. This has made property size disclosure more standardised and reliable.

Built-up area includes the carpet area along with the thickness of both internal and external walls, plus balcony, terrace or verandah areas. Since this number appears larger, many builders prefer quoting built-up area to make the flat look bigger than what you actually get to use.

Super built-up area includes the built-up area plus a proportionate share of common facilities such as corridors, staircase, lift lobby and shared amenities. Many developers price homes based on super built-up area, which means buyers often pay for areas they will never personally use. Always look closely at the carpet area before making a decision.
