Actor Sonu Sood to earn Rs 3.52 crore rental income from Versova commercial property leased to Bokka Coffee

Bollywood actor Sonu Sood is set to earn Rs 3.52 crore in rental income as he has leased out a commercial unit to Bokka Coffee in Versova, Andheri West, Mumbai. The transaction was registered in October 2026, with a security deposit of Rs 32 lakh.

The property given on rent by the actor is located in Versova, Aram Nagar, Andheri West, one of Mumbai’s most sought-after residential localities due to its connectivity to key commercial districts, entertainment hubs, and lifestyle destinations.

Property documents show that the rent from the property for the first year will be Rs 5,00,000 per month. The transaction incurred a stamp duty payment of Rs 93,000, registration charges of Rs 1,000 in addition to the Rs 32 lakh security deposit, showed the property registration documents reviewed by Square Yards.

How much will Sonu Sood earn in monthly rent?

As specified in the documents, the rent for the first 12 months has been fixed at Rs 5 lakh. The rent will increase by approximately 8% annually from the preceding year.

For the second year, the rent will be Rs 5,40,000 per month. It will be Rs 5,83,200/ month for the third year; Rs 6,29,860 monthly for the fourth year; and Rs 6,80,240 for the fifth year.

As per the details of this rental deal, the monthly rent would go up from Rs 5 lakh in the first year to Rs 6.80 lakh in the fifth year, showing a 36% increase in the monthly rental amount over the 5 years.

The area offers good connectivity and access to major business and residential hubs across the city. It is well connected via Link Road, SV Road, and the Western Express Highway, as well as Versova Metro Station and the nearby Andheri railway station. Moreover, the Versova–Bandra Sea Link is also expected to enhance connectivity upon completion.

Sonu Sood commercial property lease to HDFC Bank

Earlier this year, the actor had given a commercial unit in Trade Centre BKC, Bandra East, Mumbai on rent to leading private lender HDFC Bank. Sood had bought the 2,700 sq. ft. property for Rs 24.25 crore with the purchase registered in October 2012.

As per the lease documents, the starting monthly rent was fixed at Rs 11.75 lakh per month, with the tenure spanning 9 years. The rental amount will remain the same for the first three years. There would be a 15% increase in the rent after the expiry of each successive three-year period.

This deal involved a security deposit of Rs 70.50 lakh.
