RRDA moves to ensure registration of new buildings
After streamlining the process of clearing pending maps, the Ranchi Regional Development Authority (RRDA) has moved to ensure registration of new buildings.
Following the RRDA���s instruction, the Jharkhand unit of the Confederation of Real Estate Developers of India (Credi)
held a meeting on Saturday in which it decided to extend cooperation to the civic agency in getting the buildings registered.
"We share the RRDA���s concern about the slack approach towards registration of flats. But, we have now decided to work in tandem with the civic agency in expediting the process of registering flats in the state capital," said S.N. Singh, president of Jharkhand unit of Credi, while speaking to the ET after the meeting.
According to RRDA���s ���official��� records, there are 1,849 buildings/flats which have not been registered, but are being used. However, a real estate developer said the actual number could much more, numbering not less than 5,000, since the real estate business has seen a big boom after Ranchi became a state capital eight years ago.
As per estimates, registration of a flat of Rs 1,000 per sq ft at a prime location in Ranchi costs anywhere between Rs 50,000-70,000. Therefore, the state government is losing a revenue of more than Rs 25 crore. The RRDA���s fresh move is seen as an attempt to fill in its coffers.
Meanwhile, the RRDA has cleared 165 maps and rejected about 100 maps, ever since it launched a special drive to expedite the process on May 30. However, the civic body is facing hardship due to lack of technical manpower. According to a source, there are still more than 500 maps pending with the RRDA for clearance.
