3 BHK apartment of 1,371 sqft in Mumbai sold for Rs 2.65 crore

MUMBAI: A 3-BHK apartment with an approximate area of 1,371 sqft was recently transacted for Rs 2.65 crore on 5th Road, Matunga. This works out to a per sqft price of Rs 25,157, which includes the cost of a covered car parking. This ninth-floor apartment is housed in a four-year-old residential tower, located in the vicinity of Matunga gymkhana. The location is counted among the more premium residential areas in this micro-market. Residential rates here range between Rs 20,000 and Rs 30,000 depending on the age of the property and the amenities offered.


NATIONAL CAPITAL REGION

In a recent transaction in Gurgaon, a 2,810 sqft apartment was transacted at a price of Rs 2.94 crore. The secondary sale transaction took place in Westend Heights, a luxury condominium complex located in Phase V of DLF City. This is a 4-BHK apartment and is located on the eighth floor of a G+18 building. The pool-facing unit comes with a servant quarter and two car parking spaces. The group housing project has amenities like 100% power back-up, unlimited water supply, exclusive club house, swimming pool, 24/7 security system, advanced fire detection and sprinkler system and rain water harvesting facilities.


PUNE

A 3-BHK apartment with a saleable area of 1,600 sqft has been recently transacted at Kharadi for a price of about Rs 58 lakh, all inclusive. It is a newly launched project, comprising 3-BHK apartments and 4-BHK pent houses. The project is due for completion by Q3 2013. Amenities such as swimming pool, aerobics and yoga hall, gym, club house, crèche, mediterranean style landscape with lush greenery, trailing flowers, statutory & fountains, etc, are a part of the project.

The residential market in Kharadi has witnessed significant appreciation in both rental and capital values as compared with previous year and commands capital values in the range of Rs 3,500 per sqft to Rs 5,200 per sqft. The increase in the overall market activity in the region will provide further impetus to the growth of eastern Pune in coming years.
