Navi Mumbai may get higher FSI

MUMBAI: The state government is contemplating a floor space index of 4 for villages (gaothans) on the periphery of Navi Mumbai. This means that buildings in Navi Mumbai can add more floors.

The guardian minister for Navi Mumbai, Ganesh Naik, made a case for higher FSI at a meeting in Mantralaya on Friday saying it facilitates better redevelopment of villages and regulates their integration with the urban areas.

Chief minister Vilasrao Deshmukh in the said meeting asked the Navi Mumbai Municipal Corporation to prepare a model development plan for a village with maximum possible FSI. ���If this pilot plan works out well, the government could think of replicating it in other villages on the fringes of Navi Mumbai with a higher FSI,��� an official said.

The Development Control Rules for Navi Mumbai grant an FSI of 0.75 currently. Officials of Navi Mumbai Municipal Corporation told the chief minister that a large number of unauthorised structures are coming up in villages near Navi Mumbai due to a lower FSI. Since the villages have decent civic amenities due to their proximity to Navi
Mumbai, a higher FSI would regulate the process of urbanisation and also discourage unauthorised structures, NMMC officials told the CM.

Mr Naik, who is also the environment minister, demanded an FSI of 4 on the lines of Dharavi redevelopment project. Mr Naik also called for a redevelopment programme for low-cost housing schemes constructed in Navi Mumbai 30-35 years back.
