Two Parsi-owned Perry Cross Road bungalows to be torn down for Rs 1,500 crore luxury project

Two early 20th century, Parsi-owned bungalows on Perry Cross Road in Bandra West, one of Mumbai's most sought-after residential neighbourhoods, are set to be demolished and redeveloped by Supreme Universal into a new luxury residential project worth an estimated Rs 1,500 crore, TOI reports.

Gladhurst and Kavas Lodge, the two bungalows in question, stand on land belonging to the Wavelash and Sunbeam societies. The site forms part of a long list of Bandra bungalow properties that have been redeveloped in recent years, with a number of old bungalows in the area already demolished and replaced by luxury towers.

Two towers planned, among the tallest in the neighbourhood

According to Supreme's Sunny Bijlani, speaking to TOI, plans are underway to construct two luxury towers on the site, with each apartment featuring a private terrace. He described the plot as the largest of its kind on the Carter Road coastline, spanning approximately one acre, with a projected sale potential of around Rs 1,500 crore.

In a statement, Supreme said the development is "envisioned as one of the tallest towers in the neighbourhood" and will offer "expansive ocean views and residences designed around privacy, open spaces & lifestyle-led experiences."

The two bungalows currently house four Parsi tenants, who have each signed separate agreements with the developer.

Part of a wider wave of bungalow redevelopment in Bandra

Bungalow properties remain among the most sought-after real estate in Bandra West. Last month, actor John Abraham purchased a Parsi-owned bungalow built in 1926 on St Martin Street for Rs 84 crore; unlike many such deals, he reportedly plans to retain the structure rather than demolish it.

In June, Aspect Realty's Mohit Kamboj acquired Franklin House, an Edwardian-style bungalow built in 1920 on St Auxilium Road in the upscale Pali Hill enclave, where construction of a high-end luxury tower has already begun. Separately, last year, JSW Realty, part of the $24 billion JSW Group, signed a development agreement with the Gore family, owners of the half-acre, heritage-listed Taj Villa near Otters Club on Carter Road. As part of that deal, JSW will restore the 1930s villa while constructing a luxury residential tower behind it.
