Sara Ali Khan, Amrita Singh lease Andheri office in Mumbai to AI firm for 5 years at Rs 3.76 crore; check rent, deposit and other details

Actor Sara Ali Khan and her mother, Amrita Singh, have leased a commercial office space in Mumbai’s Andheri West to artificial intelligence studio company Upsurge Labs LLP for a five-year period. According to property registration documents reviewed by CRE Matrix, the deal has a total rental value of Rs 3.76 crore.

Lease Agreement Details

The leave and licence agreement was registered on September 29, 2026, for a tenure of 60 months. Upsurge Labs LLP will occupy the commercial premises, with the company’s partner, Sowmay Jain, representing the firm in the agreement.

Monthly Rent and Other Terms

The agreement said that an initial monthly rent of Rs 5.85 lakh, along with three car parking spaces. It also includes an annual rental escalation of 5% over the five-year lease period.


According to the registration details reviewed by CRE Matrix, the total rental value of the arrangement stands at Rs 3.76 crore.

Property Details

The property has a RERA carpet area of 2,545 sq. ft. The lease agreement also includes three car parking spaces.

Rent and Security Deposit

The initial monthly rent is set at ₹5,85,350, while the security deposit amounts to ₹35,12,100, as specified in the documents.

Lease Commencement and Rent-Free Period

According to the property registration documents, the lease commenced on October 1, 2026. The first two months, from October 1 to November 30, 2026, are designated as a rent-free period to allow for fit-out work.

Start of Rent Payments

The rent-paying period begins on December 1, 2026, following the completion of the two-month rent-free period.
