Delays in real estate projects are not uncommon, though such cases have reduced after the enactment of the Real Estate (Regulation and Development) Act (RERA). Yet, for many homebuyers, the wait for possession continues even after years—or in some cases, decades.

One such case was shared on Reddit, where a user claimed to have paid 90% of the cost for a township project near Bengaluru airport back in 2014, but is still waiting for possession ten years later.

“In 2014–15, I invested nearly 90% of the cost of my apartment in a 185-acre township project right on the highway near Bengaluru airport. It was marketed as a world-class development with schools, hospitals, a mall, multiplex, and several other promised facilities,” the Redditor wrote.


The project’s promised delivery date was October 2016.

According to the post, however, even a decade later less than half the project is complete. “Buildings are painted from the outside just to create the illusion of progress. Most of the land has been sold to another developer, while large portions are mortgaged for thousands of crores,” the Redditor alleged.

The buyers’ association reportedly initiated legal action in 2020, filing a case with Karnataka RERA seeking non-delivery penalties and a refund. The RERA court ordered the developer to refund the buyer’s money with interest.

However, the Redditor claimed the company stalled repayment through legal tactics, including challenging notices to attach directors’ personal properties. When the high court set aside one such plea, the developers approached again under WP 6410/2025, securing a stay on execution and further delaying the refund.

The Redditor further alleged that the company filed a ₹20 crore defamation case against him.

In his post, he questioned why, despite having a clear RERA order, “justice is endlessly delayed by appeals and stays.” He added, “Why isn’t the High Court compelling real estate companies to at least deposit the ordered refund in court, pending appeal? This would prevent frivolous appeals meant only to delay, ensure homebuyers are not left helpless after years of waiting, and reinforce that consumer rights matter more than corporate tactics.”
