The video begins with the amphitheatre, which the creator describes as the "king of fake amenities." He argues that it is little more than a set of concrete steps that children use to run up and down, adding that residents are unlikely to use it for performances despite its premium-sounding name.The next feature criticised is the reflexology walkway, described as pebbles cemented into the ground. According to the creator, it is presented as an amenity despite offering little practical value and serves as an inexpensive way for builders to add another feature to marketing material.
The video also questions the inclusion of jacuzzis, suggesting they are often installed in projects that lack space for a swimming pool while also raising concerns about whether residents would want to share them with others.
Open-air gyms also feature on the list, with the creator saying buyers should instead expect a properly equipped indoor, air-conditioned gym with dedicated fitness machines.
He further criticises oversized outdoor chess sets, claiming they quickly become decorative showpieces after an initial period of use.
The video also questions the concept of dedicated senior citizen corners, arguing that older residents should not be isolated and that comfortable seating areas should instead be distributed throughout the project.

The video prompted a range of reactions from social media users.Another user disagreed with several of the video's claims, arguing that amphitheatres can double as skating rinks or martial arts practice areas, senior citizens benefit from having quieter spaces away from children, and rock climbing walls are useful for younger children.
A third user pointed to a sauna in a gated villa community in Chennai, questioning how often it had been used since residents moved in eight years ago.
Another commenter said they completely agreed with the criticism and called for guidelines to discourage the construction of amenities such as amphitheatres, open-air gyms and outdoor chess areas, suggesting that more trees would be a better use of the space.
