Singer Sonu Nigam, known for singing popular songs like Kal Ho na Ho & Sandese Aata hain, has sold multiple land parcels in Maharashtra’s Karjat, with the total transaction value touching Rs 1.95 crore, according to property registration documents accessed by CRE Matrix. The deals were completed through four separate agreements with different buyers and were officially registered on April 7, 2026. So far, the singer has not confirmed the development.

Sonu Nigam Property deals

This is not the first time Sonu Nigam has made headlines for property-related activity.

In 2025, he leased a commercial property in Mumbai’s Santacruz East for five years, with the total rental value pegged at over Rs 12.61 crore.


Earlier this year, in February 2026, his father, Agam Kumar Nigam, purchased a 1,197 sq m land parcel along with a ground-plus-one-floor residential and commercial structure in Madh Island for Rs 10 crore, as per documents accessed by Liases Foras.

Despite the details emerging from registration records, there has been no official statement from the singer regarding the Karjat sales.

Sonu Nigam Sells Four Plots

The documents show that the land, spread across more than 1.9 hectares, was divided into four parcels before being sold.

The largest chunk, measuring 0.718 hectares, fetched Rs 75 lakh. Two mid-sized plots, measuring 0.405 hectares and 0.607 hectares, were sold for Rs 50 lakh each. The smallest parcel, covering 0.208 hectares, was sold for Rs 20 lakh.

In total, stamp duty worth Rs 11.70 lakh was paid across the four deals, indicating that all transactions were formally registered and completed on the same day.

Why Karjat is attracting property investors?

Karjat, located in Raigad district near Mumbai, has steadily turned into a hotspot for land buyers and second-home seekers. With improving connectivity and its green surroundings, the region has seen rising interest from investors looking for quieter alternatives to the city.

Over the past few years, Karjat has drawn attention not just from developers but also from high-profile individuals exploring weekend homes or long-term land investments.

Real estate consultants have repeatedly flagged the area as part of the extended Mumbai Metropolitan Region (MMR) growth belt, driven by better road and rail connectivity and relatively lower land prices compared to Mumbai and Navi Mumbai.

Karjat connectivity is the key driver

Karjat sits along the Mumbai–Pune corridor and is connected via the suburban rail network as well as highways linking it to Mumbai, Thane, and Pune. Infrastructure upgrades over the years have reduced travel time, making it more viable for short stays and remote work setups.

Rise of plotted developments in Karjat

Unlike dense urban housing, Karjat’s real estate activity has largely revolved around plotted land and villa projects. Developers have been marketing gated farmland communities, weekend villas, and farmhouse plots, especially after the pandemic triggered demand for open spaces.

Celebrity trend in land investments

High-net-worth individuals, including celebrities, often invest in peripheral regions like Karjat, Alibaug, and Lonavala for diversification. These investments are usually long-term and may be resold in parts, as seen in this case.

While Sonu Nigam has sold land in Karjat, the Nigam family’s overall exposure to real estate remains active. His father, Agam Kumar Nigam, recently acquired property in Madh Island, indicating continued interest in Mumbai-region assets.
