A Gurugram-based property dealer has jokingly offered entrepreneur Ashneer Grover a job as a field associate after poking fun at his recent visit to DLF Camellias, an upscale residential complex in the city. Realtor Abhishek Bharadwaj took to X to compare Grover’s tour of the property’s shared facilities and landscaped surroundings to a familiar tactic used by brokers when they cannot arrange access to an apartment.

The exchange followed a video titled Home Beyond the Price Tag, shared on Grover’s wife’s channel, in which the entrepreneur spoke about his connection to the luxury residential project. Grover explained that he lives in Delhi and has rented out his apartment at DLF Camellias. Since tenants currently occupy the flat, he said he did not want to film its interiors without respecting their privacy. He added that he would show the apartment properly after it became vacant and he moved back in.

For now, Grover said he generally uses the property’s clubhouse when he visits Gurugram for work. Bharadwaj seized on that detail to draw a comparison with how property agents sometimes conduct site visits when a prospective buyer cannot enter the flat.

Realtor compares Grover’s visit to a typical property site tour

Drawing on his experience of handling more than 200 real estate transactions in Gurugram, Bharadwaj described how brokers can keep a property viewing going even when the apartment itself is inaccessible. He suggested that agents may instead direct prospective buyers towards the building’s amenities, landscaped areas and other selling points.

“When the tenant won't open the door, you still keep the visit on, and you take the buyer to the clubhouse, walk him slowly past the amenities, stop at the greenery for a minute so he can breathe in the Golf Course Road air, and keep him moving so he forgets to ask about the flat again,” Bharadwaj wrote on X.

He also noted that buyers interested in high-end residential developments can be attracted by a project's reputation, exclusivity and location, even when they have not inspected the apartment itself. In such situations, brokers may discuss the layout and views overlooking landscaped gardens or the golf course without being able to offer an interior tour.

However, Bharadwaj said he would go a step further to ensure prospective buyers could actually enter the property, even if it required spending an hour persuading a tenant to open the door.

‘Club dikha diya, greenery dikha di’: Realtor offers Grover a job

Taking his comparison further, Bharadwaj offered Grover a position as a field associate, joking that the entrepreneur had already demonstrated the approach used by some brokers during property visits.

“Ashneer, I'm hiring field associates for site visits right now, and you've already done your first one exactly the way the industry does it. Club dikha diya, greenery dikha di, flat ki baat hi nahi ki,” he wrote.

The remark was a tongue-in-cheek reference to Grover's decision to showcase the common facilities at DLF Camellias instead of filming his apartment's interiors.

The post subsequently attracted reactions from social media users. Some joined Bharadwaj in joking about Grover's potential new role in real estate, while others discussed the appeal, exclusivity and high prices associated with luxury housing in Gurugram.
