Ghaziabad property prices are expected to rise again as the district administration plans to hike rates by up to 40% later this year, reported TOI. Officials said the new rates are expected to significantly impact property transactions, as circle rates form the base for stamp duty and registration fees. "Since buyers pay duty on — the circle rate or the market value — whichever is higher, any upward revision directly raises the cost of property purchases," assistant inspector general Pushpendra Kumar said.

The last revision, in Sept 2024, saw an average 15% increase across all property categories. Before that, circle rates in Ghaziabad had remained unchanged for two consecutive financial years—2022-23 and 2023-24.

DM Ravindra Kumar Mandar said residents can submit objections to the proposed rates until Sept 30 at tehsil or sub-registrar offices. These will be taken up in a meeting on Oct 4. "The revision is part of the annual exercise to keep govt valuations realistic. Public suggestions will be reviewed before the final notification," he said.

What are the proposals?

TOI citing the draft estimates showed that residential plot prices may go up by 5-15%. Once approved, one will have to spend Rs 31,000 per square metre for a residential plot at Crossings Republik, up from Rs 27,000 per sqm.

Flats in multi-storey buildings are likely to get costlier by 10–40% depending on the location, with steeper hikes of 35–40% expected in large townships like Wave City Centre, Aditya World City, Jaipuria Township, Urban Homes, and Park Town. In Wave City alone, flat prices are set to rise from ₹74,000 per sqm to ₹93,000 per sqm.

Shop rates in malls are set to rise from ₹82,800 per sqm to ₹1 lakh per sqm, marking a 15% increase. Agricultural plots are likely to see a 15% hike, while commercial plots may go up by 25%, reported TOI.

The TOI report showed that a 15% rise is also proposed for industrial hubs such as Kavi Nagar Industrial Area, BS Road, SSGT Road, and Durga Enterprises. Meanwhile, properties in UPSIDC’s Industrial Area Site-2 and along NH-24 up to Kanawani Pulia could face a sharper hike of 18–20%.

In trans-Hindon city areas, Indirapuram's land rates may go up from Rs 85,000 per sqm to Rs 98,000. Vasundhara's circle rate is likely to climb from Rs 72,000 to Rs 83,000 per sqm. In Vaishali, Ramprastha, Surya Nagar, and Chandra Nagar, the administration suggested a revision from the current Rs 87,000 to Rs 1 lakh per sqm.

In some localities of Kanawani, near Indirapuram, it could touch 30% to match prevailing market price.

In Rajnagar Extension, flat rates may rise by ₹7,000 per sqm from the current ₹35,000, while in Siddharth Vihar, prices could increase by ₹16,000 from ₹52,000 per sqm.

Commercial hubs are also set for steep hikes, with circle rates in RDC expected to climb from ₹1.7 lakh to ₹2.04 lakh per sqm, Ambedkar Nagar from ₹64,000 to ₹74,000 per sqm, and Nehru Nagar and Rakesh Marg from ₹1.4 lakh to ₹1.6 lakh per sqm.

In Wave City township, mall properties have been newly listed at ₹2.2 lakh per sqm, while at Crossings Republik, the proposed rate stands at ₹1.13 lakh per sqm.
