A Bengaluru tenant’s account of a tense move-out experience has gone viral, triggering a wider discussion on rental disputes and security deposit deductions in the city.

The tenant shared his experience in a social media post, describing how a previously friendly relationship with his landlord changed during the exit process after nearly 20 months of renting a 1BHK apartment.

Friendly relationship turns tense during move-out

The tenant said he lived in the apartment with his wife and toddler and shared a cordial relationship with the landlord, who lived in the same housing society. According to him, both families even attended each other’s celebrations during the tenancy.


He said the situation changed after he vacated the flat and handed over the keys, when the landlord allegedly introduced additional checks and vague deductions despite the property being left in a clean condition.

Dispute over deductions and inspection process

The tenant claimed he had proactively arranged cleaning and painting estimates worth ₹8,000–₹10,000 to ensure a smooth exit. However, he alleged that the landlord later mentioned an “inspection team” and a detailed assessment process before finalising deductions.

He also said he was being informed of possible deductions exceeding ₹20,000 from a ₹1 lakh security deposit, with final calculations still pending.

The tenant questioned the need for repeated inspections after handover and described the process as unnecessarily prolonged.

Social media reactions highlight wider issue

The post sparked strong reactions online, with several users sharing similar experiences involving deposit disputes and alleged arbitrary deductions by landlords in Bengaluru. Many commenters said such issues are common in the city’s rental market, especially around security deposit refunds.
