The bookings opened at noon on Tuesday on a first-come, first-served basis. The flats are located in Pockets 3 and 6 of Sectors G2-G6 in Narela. According to a TOI report, the scheme attracted more than 2,500 bookings within the first two hours, highlighting the response to the discounted housing offer.
The scheme waswas designed to offer homes at reduced prices as part of the authority's affordable housing initiatives.
What were the prices of DDA's Narela flats?
The 2,516 flats were spread across two pockets in Narela, with different tentative prices for each location.| Location | Number of flats | Tentative price after discount |
|---|---|---|
| Pocket 3, Narela | 1,020 | Rs 15.01 lakh |
| Pocket 6, Narela | 1,496 | Rs 14.95 lakh |
The 25% discount was a central feature of the offer, bringing the tentative price of the flats close to Rs 15 lakh. However, the listed flat price was not the only expense buyers needed to consider. The brochure specified additional charges, including maintenance, a water connection charge of Rs 2,000 and applicable conversion charges.
How did the booking process work?
The scheme used a first-come, first-served system, with online bookings opening at noon on October 20. Applicants were required to register on the DDA Awaas Portal and pay a one-time, non-refundable registration fee of Rs 2,500, including GST. People who had already registered on the portal did not need to register again.Once an applicant selected a flat, the scheme allowed 15 minutes to complete the booking and pay the booking amount of Rs 1 lakh in a single online transaction. The amount was to be adjusted against the final price of the flat.
The brochure also set out conditions under which the booking amount could be forfeited, including surrender, cancellation or failure to complete the required payments. These terms formed part of the scheme's original booking conditions.
What were the eligibility rules?
The scheme was open to Indian citizens who were at least 18 years old by the stipulated deadline and legally competent to enter into a contract. Applicants were required to have a PAN card and their own savings bank account. The brochure did not impose a restriction on applicants owning land or property elsewhere. It also allowed eligible applicants to purchase more than one flat.
These provisions were part of the scheme's stated eligibility conditions. The rapid booking response, meanwhile, placed the focus on the discounted prices and the number of homes offered in the two Narela pockets.
What payment deadlines applied to successful buyers?
The scheme brochure required buyers to pay the demanded flat price within 60 days of receiving the demand-cum-allotment letter. It provided for a further 30-day grace period, during which simple interest at 10% per annum would apply to the outstanding amount.Failure to pay within 90 days could lead to cancellation and forfeiture under the stated conditions. The brochure also described provisions for certain delayed payments and possible restoration, subject to additional interest and charges.
The allotment letter was generally expected to be issued within a week of the payment being realised. Buyers were also advised to inspect the property, as the flats were offered on an “as is where is” basis.
What infrastructure is planned around Narela?
DDA has highlighted Narela's potential as a residential, educational, institutional and sports hub. Infrastructure cited in the scheme material includes the Rithala-Narela-Kundli metro corridor, a proposed Narela RRTS station, road links such as Urban Extension Road-I and Urban Extension Road-II, an education hub and sports facilities. These projects form part of the area's development plans and are relevant to the broader context of the housing offer. Their inclusion in the scheme material does not mean every project is already operational.
