Instead, he’s focused on infrastructure, acquiring tens of thousands of acres of land to support AI, cloud computing, and cryptocurrency operations.

In an interview with CoinDesk, O’Leary revealed that he now controls 26,000 acres across multiple regions, including 13,000 acres in Alberta, Canada, and another 13,000 acres in currently undisclosed locations undergoing permitting. The land is intended to host energy-intensive operations like bitcoin mining in the short term, and larger hyperscale and government data centers in the long term.

Kevin O’Leary Compares Crypto & AI Infrastructure to Real Estate Development

O’Leary, who has invested more than 19% of his portfolio in crypto-related ventures, said his approach is similar to real estate development. He explained that, “My job is not necessarily to build a data center,” adding, “It’s to prepare shovel-ready permits of all of the above mentioned,” as quoted by Coindesk report.

Preparing Shovel-Ready Sites for Bitcoin (BTC USD) Mining and Data Centers

He plans to lease the land and power to companies rather than build the centers himself, arguing that many announced data centers over the last three years won’t actually get built without access to properly prepared land.

The sites O’Leary has acquired are being developed with full utilities in mind, including power, water, fiber, and air rights, as per the CoinDesk report. In some locations, he noted, power contracts are more valuable than bitcoin itself, particularly those offering rates below six cents per kilowatt-hour. For him, infrastructure is ultimately more important than tokens in the long run.

Why Kevin O’Leary Is Bullish Only on Bitcoin (BTC USD) and Ethereum (ETH)

While O’Leary remains bullish on crypto infrastructure, he is skeptical about most coins. He believes institutional investors, the kind that can move markets, only focus on bitcoin and ether.

He said, “All the poopoo coins are still stuck down anywhere from 60 to 90% and they’re never coming back," as quoted by CoinDesk. O’Leary explained that, “In the context of the financial services market and asset allocation, [crypto ETFs] aren’t even a teenage pimple… they're just nothing," adding that, “The numbers tell you, you only need to own two positions to capture 97.2% of the entire volatility [of] the entire crypto market since inception, and it’s just bitcoin and ethereum," as quoted by CoinDesk.

Data from Charles Schwab supports this, showing that nearly 80% of crypto’s estimated $3.2 trillion market value is tied to Bitcoin and Ethereum, the two largest blockchains.
