For more than a decade, no one came up with a plan for a factory floor in South Bend, Indiana, that was once the site where Studebakers rolled off the assembly line. It might otherwise have been quickly bulldozed and buried in a landfill, as many old industrial buildings are. Rather, the old Studebaker Plant 8 was disassembled by a firm named Mother Earth, LLC, and nearly every piece of its scrap was sold.

As per an EPA fact sheet on Brownfields, the recovery of the building material accounted for an estimated 99 percent of the building's value and made what appeared to be industrial junk $1.4 million in revenue. After a generation that has seen the demolition of traditional architecture in cities without bother, this one deserves to be examined and even given a slight side-eye for its continued rarity rather than the norm.

The company's long-lived plant


Studebaker, founded in South Bend in the 1850s as a wagon maker, built the 34-acre Plant 8 complex in the 1920s; car production there ran until the company's collapse in 1963. It was used for storage after that, and then sat vacant for about twelve years, from the early 1990s until 2005, a stretch of dereliction typical of Rust Belt decline. In 2005, the company called Mother Earth, LLC bought the property, planning to put a recycling and transfer facility there. But there was a downside: the land was contaminated with lead, and the walls were covered in asbestos sheeting, the typical junk that accompanies old industrial sites.

The team chose careful disassembly of the building, sorting, selling, and reusing materials instead of destroying them and sending them to a landfill. Of the approximately 15,000 tons of concrete and brick removed from the site, about 10,000 tons were used on site as infill material and 5,000 tons were sold for other projects, according to the EPA fact sheet on the project. To this, we should add approximately 2,000 tons of metal delivered to the local steel mills, 5,000 cubic yards of wood mulched or donated for landscaping, and even the old gate, which was reused as handicap parking at a nearby baseball field.

The money angle nobody expects

Deconstruction isn't cost-free; the EPA fact sheet states that it cost approximately $500,000 to have the project completed. However, it also brought in an estimated $1.4 million in material sales, which were then reinvested in the clean-up and redevelopment of the property. That surplus, together with Mother Earth's own investment, helped fund Green Tech Recycling, the transfer and recycling facility that Mother Earth LLC built on part of the Studebaker Plant 8 site, and created local jobs in a town that had lost thousands of manufacturing positions when Studebaker closed.

Why this still isn't normal in America yet

EPA's national statistics of construction and demolition debris (C&D debris) estimate that the United States produces hundreds of millions of tons of C&D debris annually, with the majority coming from demolition, not construction. Most of that material is still not purposefully recovered, such as in the city of South Bend; a lot of it simply gets bulldozed and trucked to a landfill because that is quicker and, on paper, cheaper. South Bend planned the deconstruction from the outset, including an early audit of materials and buyers, which most demolition contracts do not require, according to EPA's Brownfields Program overview.

It is an example of circular-economy thinking: recovering materials, reducing landfill waste, and supporting local jobs. The South Bend model is a useful case study for a country still sitting on aging, underused industrial infrastructure. Cities don't need to choose between two extremes: leave a building to rot, or bulldoze it and start over. There is a workable middle ground, documented in an EPA case file that deserves more attention than it has gotten. It may be time for more cities to read it.
