The most expensive property in the United States is officially on the market. With an asking price of $300 million, Little Lake Lodge spans across 74 acres in Aspen. It is being listed by Sotheby’s International Realty and was built in 1994 by the California billionaires Stewart and Lynda Resnick, the co-owners of The Wonderful Company, which is also behind the brands like FIJI Water and POM Wonderful. Sotheby’s International Realty lists Little Lake Lodge as the most expensive home for sale in the US, far surpassing the second-highest listing, a property in Long Lake, New York, asking $125 million.

Welgos noted multiple interested parties have already expressed interest since the home hit the market earlier this month. She also emphasized the room for appreciation in the value, given the strict limits on home sizes in Pitkin County.

Unmatched amenities

Little Lake is located at 161 Stillwater Drive and spans 27,000 square feet, featuring 18 bedrooms, 20 full bathrooms, and four partial bathrooms. The residence borders public land while remaining just a mile from downtown Aspen. Its setting beside a pristine private lake, surrounded by preserved native landscaping, emphasizes both luxury and natural beauty.

According to the listing, the estate offers four parcels of land, 45 parking spaces, and a private six-acre lake. The grounds also include an extensive trail system ideal for hiking, cross-country skiing, and biking. Sotheby’s agent Mandy Welgos described the property as an "opportunity to establish an enduring legacy of luxury and harmony with a majestic natural setting."

Aspen’s real estate market adds exclusivity to the estate. Pitkin County reduced the maximum house size from 15,000 to 9,250 square feet in November 2023, making properties like Little Lake Lodge increasingly rare. To date, Aspen’s highest single-family home sale was $108 million in 2024, also a record for Colorado.

Taxes and costs

Owning a $300 million property comes with significant ongoing costs. According to the listing, estimated annual property taxes are around $131,755. Pitkin County’s tax rate ranges from 0.3 percent to 0.5 percent of assessed property value. For perspective, a $10 million home in Aspen carries a tax bill of $30,000 to $50,000 per year.
