Dion listed the lavish property for $72.5 million in 2013. However, the mansion remained on the market for years. After several price reductions, it was eventually sold for $38.5 million — almost half of its original asking price.
How Céline Dion built the Florida estate
The mansion was not originally part of the property. In 2005, Dion and her husband and manager, René Angélil, purchased a home at 215 S. Beach Road for $12.525 million. The couple subsequently demolished the existing six-bedroom, six-bathroom, 8,579-square-foot house and built a much larger Bahamian-inspired estate in its place. Construction was completed in 2010.According to Forbes, the property consisted of a main residence and five individual pavilions, including a double four-bedroom guest house with a total of eight bedrooms. The estate also featured a tennis house with a simulated golf range leading to a tennis court, a pool house with a built-in grill and separate kitchen, and a beach house with a second-floor sleeping loft and massage room. And then there was the feature that perhaps best illustrated the property's extraordinary scale: a private water park. The estate had three separate pools — one at the rear near the ocean and two interconnected pools at the front. The water-park complex included water slides and other elaborate features, turning the property into something closer to a private resort than a conventional home.
Inside Dion's sprawling mansion
The main residence offered extensive ocean views and was designed with multiple luxury living and entertainment spaces. The main level included a formal living room, large kitchen, family room and dining room, as well as a ground-floor bedroom suite with a large walk-in closet, bathroom and screened-in porch. There was also a media room and a separate guest wing.The second floor featured two children's bedrooms with ensuite bathrooms, a children's den and a large master bedroom. The master suite included a wraparound terrace overlooking the ocean, along with two separate decks — one with an outdoor fireplace and another with a hot tub.
Dion's private quarters also included an elaborate dressing room, a luxury ensuite bathroom and a huge walk-in closet equipped with automated clothing and shoe racks. Other features included a 7,000-square-foot finished basement, pool house, staff quarters and an elevator.
From $72.5 million to $38.5 million
Dion put the property on the market in 2013 for $72.5 million. But finding a buyer at that price proved difficult. The asking price was reduced to $62.5 million in April 2014. By 2016, it had fallen further to $45.5 million. Eventually, the asking price was reduced to $38.5 million, and the property finally found a buyer. That meant the estate sold for roughly 47% below its original $72.5 million asking price.The case illustrates an important reality of luxury real estate: spending millions to create an extraordinary property does not necessarily translate into an equally extraordinary return. Highly customized homes can appeal to a very small pool of buyers, making them difficult to sell at the price their owners initially expect.
