A property in Edgartown on Martha’s Vineyard has sold for $43 million, setting a new real estate record for both the island and Massachusetts. The estate, known as Great Point, covers 31.59 acres and includes an 8,994-square-foot home with 12 bedrooms. The property is located at 15 Forever Wild Way in Edgartown, facing the South Coast of Martha’s Vineyard and near Edgartown Great Pond, according to a report in the Times of India.

Great Point sells for $43 million

Great Point was listed for $49 million in June before selling for $43 million, according to The Wall Street Journal. The seller was Boston technology entrepreneur and investor Michael Bronner, who spent $19.125 million between 2019 and 2023 assembling the property.


The buyer has not been identified. The sale surpasses Martha’s Vineyard’s previous record of $37.5 million, set by a Katama mansion that sold last year. It also beats Massachusetts’ previous record of $38.1 million, set in 2023 with the sale of Nantucket waterfront property Beams End.

A sprawling Martha’s Vineyard estate

Great Point is located within the Herring Creek Farm area of Edgartown, surrounded by other high-value properties, including those owned by high-profile figures such as David Letterman.

Its 31.59 acres and 12-bedroom home make it a prime example of the growing demand for large private estates on Martha’s Vineyard. Tom Wallace of Wallace & Co. Sotheby’s International Realty previously said buyers are increasingly seeking family compounds rather than traditional vacation homes.

The sprawling property sits between a nature preserve and Edgartown Great Pond, an approximately 890-acre body of water separated from the Atlantic Ocean by a narrow strip of sand.

It has around 2,500 feet of ocean frontage, as well as a private path leading down to the beach. At the center of the estate is a renovated 6,500-square-foot main house dating back to the 1970s, alongside a roughly 1,500-square-foot guesthouse and several cottages.

The guesthouse has three bedrooms, while each of the additional cottages has two bedrooms, giving the compound plenty of room for family and guests.

Luxury sales are driving the market

The record sale comes as Martha’s Vineyard sees fewer overall transactions but significantly more money flowing through its luxury market. Tea Lane Associates reported 148 transactions in the first half of 2026, down from 155 during the same period in 2025. Yet total sales rose 23%, from $304 million to $375 million.

The average sale price climbed 29%, reaching $2.53 million, the highest first-half average recorded by the firm. There were also 12 sales above $5 million, compared with seven a year earlier, while sales above $10 million rose from one to six.

A record sale amid a housing shortage

The surge in luxury property values comes as Martha’s Vineyard continues to face housing affordability challenges. During a recent visit to the island, Senator Elizabeth Warren discussed the pressure created by increasing wealth and suggested communities consider creative ways to expand housing, including converting abandoned buildings.

Great Point’s $43 million sale highlights the sharp contrast between the island’s booming high-end property market and its ongoing housing shortage.
