India is emerging as one of the world’s fastest-growing data-centre markets. Mumbai remains the dominant domestic hub, with Chennai also emerging as a major centre. Artificial intelligence is expected to become the biggest driver of future data-centre demand.

The country’s expanding digital economy and large internet-user base are supporting this growth.

"Unlike conventional of ce or industrial developments, data centres are highly infrastructure-intensive assets, requiring large land parcels, substantial power capacity, advanced cooling systems, robust connectivity, and high levels of operational resilience," said Shobhit Agarwal, CEO, Anarock Capital.
