The Delhi Development Authority (DDA) announced on Monday that it will launch a special housing scheme for 2025 within the week. The scheme includes 110 flats in Vasant Kunj, Dwarka, Rohini, Ashoka Pahadi, and Jahangirpuri. Additionally, a 25% discount will be offered on flats in Narela, Loknayakpuram, and Siraspur for select groups. The decisions were approved during DDA’s monthly meeting chaired by Lieutenant Governor VK Saxena.

Details of the Scheme

The special housing scheme includes seven high-income group (HIG) flats with 3BHK layouts, 58 middle-income group (MIG) flats with 2BHK layouts, and 45 low-income group (LIG) flats with 1BHK layouts. While flats in Vasant Kunj will be sold via e-auction, those in other locations will be offered on a first-come, first-served basis. The exact number of flats available at each site has not been disclosed.

Focus on Marginalized Sections

A 25% discount will be extended to building and construction workers, including beneficiaries of the PM-Vishwakarma scheme, auto-rickshaw drivers with permits, cab drivers, women, SC/ST individuals, war widows, persons with disabilities, ex-servicemen, and gallantry award recipients. This discount is valid until March 31, 2025.


EWS Flats in Narela

Approximately 700 economically weaker section (EWS) flats in Narela (Sector G2) will be offered at a 25% discount. DDA is collaborating with financial institutions to provide on-the-spot financing options for buyers. The initiative targets workers in industrial areas, including Narela, Bawana, and Bhorgarh, as well as surrounding areas of the National Capital Region (NCR).

Additional Housing Initiatives

The 25% discount will also apply to a portion of flats under the ongoing DDA Sasta Ghar housing scheme 2024 and DDA Madhyam Vargiya Housing Scheme 2024. For eligible applicants, 25% of flats in Narela, Siraspur (LIG), and Loknayakpuram (LIG) will be reserved on a first-come, first-served basis. Additionally, 10% of flats in Loknayakpuram (MIG) will be offered at a discount.

Efforts to Address Challenges

The DDA’s efforts aim to address unsold inventories in Narela, where mass housing projects face challenges such as low occupancy, poor connectivity, and security concerns. A report published on November 25, 2024, titled “Desolation in a ghost town in Delhi,” highlighted these issues.

Other Approvals

During the meeting, the DDA approved the change of land use for 4.63 hectares in Shakurbasti from transport to residential, allowing for a group housing project. The Rail Land Development Authority (RLDA) had requested this change for developing railway land parcels. Modifications to regulations for setting up fuel stations on private land and changes to policy guidelines for disposing of EWS units were also approved.

The DDA’s initiatives aim to provide affordable housing for various sections of society while addressing persistent challenges in existing projects.
