I have Rs 10 lakh in cash and I don't want to invest in property right now but I have plans to invest in real estate after two years. Suggest me some good funds for a lumpsum investment for two to five years.

Since you have an investment horizon of two years, you should choose a liquid scheme or short term debt scheme based on your risk profile. Your investment horizon is too short to invest in equity mutual funds.
