Actor Ishaan Khatter has made a major personal move by purchasing a luxury apartment in Mumbai’s upscale Pali Hill area. While his recent film Homebound did not make it to the Oscar nominations list, the actor appears to be marking a different kind of milestone off screen with a high-value property purchase in one of Bandra’s most expensive residential pockets.

The Times of India has reported that according to property registration documents accessed by real estate data analytics firm CRE Matrix, Ishaan bought the apartment for Rs 29.37 crore. The deal was registered recently, as per official records cited by The Free Press Journal.

Inside the Pali Hill Property Deal

As per reports, the apartment is located at Navroz Apartment, part of the Navroz Premises Co-operative Housing Society Ltd in Bandra. The property is identified as Flat No. 14A and has a built-up area of 2,989.05 square feet. The seller has been listed as Kapil M. Mahtani, based on registration details.


Going by the transaction value, the per-square-foot rate works out to approximately Rs 98,200. This pricing falls in line with what Pali Hill homes usually command, given the area’s long-standing reputation as a preferred address for celebrities, business families, and high-net-worth individuals.

Registration records, cited by The Free Press Journal, further show that Ishaan paid Rs 1.76 crore towards stamp duty and registration charges. The stamp duty amount alone is more than what many professionals earn in several years, underlining just how premium the transaction is.

Pali Hill continues to be one of Mumbai’s most tightly held residential markets. Limited inventory, large apartment sizes, and proximity to Bandra’s commercial and social hubs keep prices consistently high. The area is home to several film industry professionals and is known for its quiet lanes despite being close to busy urban centres.

Real estate experts often point out that luxury housing in Bandra, especially Pali Hill, sees sustained demand even during slow market phases. Ishaan’s purchase adds to the ongoing trend of celebrities investing in long-term residential assets in prime Mumbai locations.

From Rented Homes to Owning a Luxury Apartment

Ishaan Khatter has spoken openly in the past about his family’s financial struggles during his childhood, which makes this purchase notable on a personal level. In an earlier conversation with journalist Barkha Dutt on Mojo Story, the actor recalled, “My family hit rock bottom financially when I was three or four. I was very young, but that's where it begins. We were lucky because my mom worked, she did a TV show in Delhi for three months and got us out of that place.”

He also shared, “I was raised in a middle-class household. We couldn't afford to study abroad. But we always found a way to move forward.”

In another interaction with Mid-day’s Sit With Hitlist, Ishaan revealed how frequently his family moved houses while living on rent. “I always moved homes as we lived in rented houses. It was what people called the Bombay struggling lifestyle. By the time I was 16, I had lived in 17 houses. So I was changing more houses than my age.”
