Jeetendra made nearly 10,500x on one investment: Veteran actor reveals the value now stands at Rs 450 crore

Veteran Bollywood actor Jeetendra has shared the story behind what turned out to be one of the most remarkable investments of his life. The actor, who later became a well-known name in Mumbai's real estate business, recalled buying a bungalow in the city's upscale Pali Hill area for just Rs 4.25 lakh. Decades later, the land on which the property stood is estimated to be worth around Rs 450 crore, according to figures shared by the actor and cited in reports.

Speaking to The Realty Drive, Jeetendra looked back at how the opportunity came his way when legendary actor Bharat Bhushan was going through severe financial trouble and decided to sell his home.

Bharat Bhushan's financial troubles led to the deal

Jeetendra said Bharat Bhushan, remembered for films such as Baiju Bawra, approached him with an offer to buy his bungalow. At the time, Jeetendra's family had never imagined owning such a property.


"He was a huge star in those days who had done films like Baiju Bawra. He came to me with the offer to buy his Pali Hill bungalow. When I spoke to my father, he said, 'Let's also buy a bungalow.' Until then, we had lived a very lower-middle-class life. I used to live in a 20x10 room; eight people stayed together in a chawl. I finally bought the bungalow for ₹4.25 lakh. What was even more shocking was that it came with a 3,450 sq ft plot at the same price."

The purchase marked a major turning point for the family, who had spent years living in modest conditions before moving into the Pali Hill home.

Four film flops made him believe the house was unlucky

The excitement of buying the bungalow did not last long. Soon after moving in, Jeetendra saw four of his films fail at the box office one after another. The setbacks made him worry that he could suffer the same financial fate as Bharat Bhushan.

Recalling those days, he said, "We shifted there, but suddenly four of my films flopped. I told my father, 'Bharat Bhushan ran away from here, now I think it's my turn. If this continues, my career will end before it has properly begun.' My father agreed, and we moved out."

Around the same period, Jeetendra had also invested in another property at Cuffe Castle, where he bought a floor for Rs 55 per square foot.

The redevelopment changed everything

Although he left the bungalow believing it had brought him bad luck, the property eventually became one of his most rewarding investments.

Years later, a developer proposed redeveloping the site, and Jeetendra accepted the offer. Even before the land generated returns, the actor recovered much more than his original investment from the building materials alone.

"You won't believe it, but when it was demolished, I received ₹11.5 lakh just for the Burma teak used in its construction. I had bought the entire bungalow for ₹4.25 lakh and earned ₹11.5 lakh from the wood alone."

He also reflected on Bharat Bhushan's difficult circumstances, saying, "Just imagine how naïve Bharat Bhushan was to sell such a premium property for ₹4.25 lakh. He was in a very difficult situation and missed a huge opportunity. He could have earned separately from the land and the building, but he wrapped up the entire transaction in just two days."

From bungalow to Gautam Apartments

Jeetendra said the experience sparked his long-term interest in real estate. The property was later redeveloped into Gautam Apartments, where he sold flats for Rs 85 per square foot because he wanted to complete the project quickly.

"Later, I redeveloped the property into Gautam Apartments. I sold the flats for Rs 85 per square foot because I was in a hurry. I was worried nobody would buy them later."

His son, actor Tusshar Kapoor, added, "Today, flats there sell for around Rs 85,000 per square foot."

Jeetendra summed up how dramatically the investment has grown over the years, saying, "The land alone on which the building stands is worth nearly ₹450 crore."
