The new centre will offer over 3,300 seats,. Prathap Murali, CEO of WorkEZ, said the Bengaluru launch capped a five-year growth phase for the Chennai-based company. “We are excited to bring the Workez experience to this dynamic city Backed by astrong clientele and a reputation for operational excellence, we have achieved an impressive portfolio growth of over 45 percent year on year since inception, while maintaining an average occupancy rate of more than 90 percent across all assets. With this new centre, we aim to build a strong presence in Bangalore flex- space market through collaboration and innovation,” he said.
WorkEZ has scaled from 0.1 million sq. ft. at inception to 1.25 million sq. ft. across three cities, with a portfolio growth rate of over 45% year-on-year and occupancy levels above 90%. Murali said the new centre will help build a strong presence in Bengaluru’s flex-space market,” he said.

According to industry analysts, Bengaluru continues to record high demand for flexible workspaces, driven by technology and services firms. The city accounts for the largest share of office absorption in India and has seen steady growth in flex-space take-up. Recent industry report showed that flex-space leasing across India reached 4.3 million sq. ft. in the second quarter of 2025, a 65% increase from a year earlier. WorkEZ was part of this growth, with a 1.75 lakh sq. ft. lease in Bengaluru earlier this year.
WorkEZ’s expansion into Bengaluru comes at a time when the city remains the largest market for flexible offices in India, supported by sustained demand from IT, startups, and global capability centres. The TECHSHIRE launch adds to the growing number of managed workspace providers expanding in the city.
