Premium flexible workspace provider The Executive Centre (TEC), has leased 465,000 sq ft across multiple centres in Bengaluru, Hyderabad, and Chennai with demand coming from Global Capability Centers (GCCs), multinational corporations, and leading domestic enterprises.

These centres will add more than 6,000 workstations .

TEC will add three new centres in Bengaluru including The Earth Centre, spanning approximately 91,000 sq. ft. with over 1,100 workstations; UB City, covering approximately 9,600 sq. ft. over 100workstations; and Brickell Tower, with approximately 80,200sq. ft. and close to 1,000 workstations.


In Hyderabad, TEC will add a large-format managed office at Avance Business Hub, spanning approximately 2,04,000 sq. ft. with around 2,820 workstations.

In Chennai, TEC will open at DLF Downtown 2 (Level 15), offering approximately 80,450 sq. ft. and over 1,000 workstations, catering to the city’s expanding base of global and domestic occupiers.

These expansions come at a time when businesses are moving beyond conventional office models and prioritizing workplaces that combine flexibility, performance and premium service.

A recent report by Cushman & Wakefield, underscores South India’s importance to India’s office market momentum. Bengaluru accounted for 31% of quarterly gross leasing volumes, followed by Hyderabad at 22%, while Chennai remained a steady contributor with sustained leasing activity and a growing share of new supply, collectively highlighting the region’s position as a key growth engine for the sector. The report also noted that flexible workspace operators contributed 22% of leasing activity, underlining the accelerating shift towards managed office solutions.

“South India continues to be a cornerstone of India’s office market growth, led by Bengaluru and Hyderabad, which together account for a significant share of leasing and supply activity. The sustained momentum in these markets, driven by GCC expansion, strong demand from multinational occupiers, and the rapid evolution of flexible workspace adoption, reinforces our long-term confidence in the region,” said Paul Salnikoff, Managing Director and Chief Executive Officer, The Executive Centre.
