Supertech projects: Homebuyers raise concerns over delay despite NBCC takeover

Meanwhile, the National Company Law Appellate Tribunal (NCLAT) sought a status report from the committee appointed by the Supreme Court to monitor the construction work.
“We were quite hopeful that the NBCC takeover will expedite delivery of the home we booked years ago. But there has been no progress on ground, and we are also not getting any update from the team,” said a homebuyer.
Homebuyers are also opposing NBCC’s application to the top court seeking relaxation on adhering to rules under the Real Estate (Regulation and Development) Act, as they fear that could impact construction quality, completion timelines and illegal monetisation of the projects.
Stakeholders in these 16 projects have raised grievances, the NCLAT noted in an order dated August 25. They also submitted that the timelines mentioned in the tribunal’s May 2026 order, which asked for starting the process of awarding the work prior to July 2026 and commencing construction within a month of that, have not been followed, it said.
These 16 projects comprise 50,962 homes, of which 39,870 were sold. Of the homes that were sold, 24,871 were already handed over to buyers, while 14,999 are yet to be delivered.
Completion of work on the sold apartments requires an investment of Rs 1,700 crore. Receivables from these units are estimated to be Rs 2,200 crore.
“We were under the impression that the intervention of court will help us, but we are seeing money getting wasted and construction is not the priority,” said another homebuyer.
The NCLAT also directed the court-appointed committee to release salaries of Supertech employees. The salaries, it said, had not been paid for three months.
