Signature Global signs pact to develop 194-acre land in Gurugram, targets Rs 5,500–6,000 crore GDV

The company has acquired 25 acres of land for Rs 150 crore and entered into a collaboration agreement for an additional 169.22 acres in the region.
The firm had earmarked Rs 1,200-1,500 crore for land acquisitions in FY27, more than double its spending in the previous year, as a slowdown in the real estate market has made land prices more attractive.
“Farrukhnagar has been on our radar for some time. Its proximity to the Dwarka Expressway and KMP Expressway, combined with the scale of open land available here, creates an opportunity to approach luxury living very differently. We are not looking at this as a conventional residential development,” said Pradeep Aggarwal, Founder and Chairman, Signature Global (India) Ltd.
With approximately 6.77 million sq. ft. of developable potential, the project is expected to have a Gross Development Value (GDV) of approximately Rs 5,500–6,000 crore.
Rather than a conventional high-density residential development, the project is planned as a low-density, private enclave.
Located approximately 15 minutes’ drive from the Dwarka Expressway, the land parcel enjoys connectivity to the Kundli-Manesar-Palwal (KMP) Expressway and frontage along the Farrukhnagar-Wazirpur Road.
The location provides access to Gurugram’s established residential and commercial hubs, as well as Delhi and the wider NCR.
Gurugram West (Farrukhnagar) is witnessing a significant transformation in its infrastructure landscape, with the Farrukhnagar–Gurugram road slated for a four-lane upgrade at an estimated investment of Rs 365 crore, while the region’s new master plan prioritises enhanced road connectivity, bypass infrastructure and civic amenities.
The proposed Gurugram–Farrukhnagar–Jhajjar highway is also being progressed through alignment planning by NHAI, further strengthening the region’s long-term connectivity potential. With strategic access to the KMP and Dwarka Expressways, proximity to the wider Gurugram–Manesar growth belt and expanding regional infrastructure, Farrukhnagar is emerging as a new growth corridor within the wider NCR.
In the first quarter of this fiscal, Signature Global reported sales bookings of Rs 1,970 crore. The Company has so far delivered 19.2 million sq. ft. of real estate. In FY2025–26, Signature Global recorded sales bookings of Rs 8,250 crore, making it the fifth-largest listed real estate company in terms of sales bookings.
The company spent around Rs 600-700 crore on land purchases in FY26, below its Rs 1,000 crore target, as soaring land prices following a sharp rise in housing sales made acquisitions expensive.
Signature Global has reduced its net debt by 77% in FY26 to Rs 200 crore from Rs 880 crore in FY25.
The company’s pre-sales during FY26 stood at Rs 8,250 crore, while average sales realisation improved to Rs 15,250 per sq. ft. in FY26 from Rs 12,457 per sq. ft. in FY25, driven by higher sales in premium markets and price increases across key regions.
Signature Global currently has 45 projects under development, spanning more than 320 lakh sq ft, with nearly four-fifths of the area already sold.
As of June 30, 2026, Signature Global had Rs 2,522 crore in cash and cash equivalents, including approximately Rs 1,700 crore maintained in RERA and escrow accounts.
