Mumbai: Cricketer Sachin Tendulkar has acquired an over 3.9-acre land parcel in hill station Lonavala through three transactions with separate conveyance deeds for total Rs 70 crores.

The transactions, registered on September 4, involves a total area of 15,601.78 sq m, or around 1.68 lakh sq ft, across four City Survey (CTS) numbers in Lonavala’s H ward.

The largest transaction, valued at Rs 63.69 crore, covers land spread across around 3.09 acres. The parcel includes an existing built-up structure of around 2,100 sq ft. The effective transaction rate for this portion works out to around Rs 4,735 per sq ft.


The other two conveyance deeds involve Tendulkar acquiring a 50% undivided share in two parcels. One transaction, valued at Rs 4.56 crore, covers 2,302.27 sq m land while the third, worth Rs 1.75 crore, covers 803.93 sq m land. Together, these represent around 0.77 acres of transacted share, showed the registration documents accessed through Zapkey.

The blended effective rate across the three transactions is around Rs 4,168 per sq ft, based on the total transacted area. The rate for the undivided share in the latter two parcels works out to around Rs 1,888 per sq ft.

Tendulkar has paid stamp duty of around Rs 4.20 crore on the transactions.

Lonavala, located in Maharashtra’s Pune district, is a prominent second-home and holiday destination in the Mumbai-Pune region and has been attracting investments in luxury villas, plotted developments and vacation homes for long time.

The transaction adds to the growing interest among high-net-worth individuals and celebrities in large land parcels and second-home properties in the region, which benefits from its proximity to both Mumbai and Pune and its established leisure market.

High-net-worth individuals and wealthy investors have increasingly been looking at land parcels in established second-home destinations, seeking larger plots and greater flexibility to build customised homes.

Destinations such as Lonavala, Alibaug, Goa and hill stations around major cities have emerged as preferred markets, supported by improving connectivity and growing demand for premium leisure properties.
