The deal, registered on March 16, comprises five office units spread across multiple floors of the commercial complex. The buyer has paid total stamp duty worth Rs 3.58 crore.
The largest unit in the transaction is located on the fourth floor, measuring 11,885 sq ft, and was acquired for Rs 11.52 crore, attracting a stamp duty of Rs 72.38 lakh. Other units include spaces on the first, fifth and sixth floors, each with a carpet area of around 11,600-11,800 sq ft and individual consideration values of approximately Rs 11.3-11.5 crore.
Additionally, a smaller unit on the seventh floor measuring 10,500 sq ft was transacted for Rs 10.18 crore, with a stamp duty outgo of Rs 66.64 lakh. The deal also includes a total of 51 car parking slots across the units, showed the registration documents accessed through CRE Matrix, a realty data analytics platform.

This transaction underscores continued demand for ready-to-move-in office assets in established micro-markets such as Andheri East, driven by flexible workspace operators and enterprise occupiers seeking scalable solutions.
Andheri East, particularly the MIDC-Marol belt, remains a preferred commercial hub due to its proximity to the international airport, metro connectivity and established corporate ecosystem.
The acquisition comes amid steady leasing and investment activity in Mumbai’s office market, with managed workspace providers expanding footprints to cater to hybrid work models and growing demand from startups as well as large enterprises.
