Realty developer Puravankara Ltd has entered into a joint development agreement (JDA) to develop a 7.83-acre land parcel in south-east Bengaluru with an estimated gross development value (GDV) of Rs 1,100 crore, as the company expands its residential development pipeline in the city.

The project will have an estimated saleable area of about 0.89 million sq ft and is planned as a residential community. The land parcel is located in the south-east Bengaluru corridor, with access to the Electronic City employment hub as well as Hosa Road and Hosur Road.

The transaction is Puravankara’s fifth land addition in Bengaluru in this financial year. With the latest deal, the company has added around 49.76 acres across five land parcels in the city during the fiscal, with a cumulative potential GDV of about Rs 6,300 crore and saleable area of around 5.12 million sq ft.


“Bengaluru remains the anchor of our growth story, and South-East Bengaluru’s employment-led corridors continue to give us conviction to deploy capital. This JDA is consistent with how we have approached every addition to our pipeline this year: disciplined structuring, a capital-light approach, and a clear focus on markets with consistent end-user demand,” said Ashish Puravankara, MD, Puravankara.

The company has been adding land through a mix of JDAs and outright acquisitions, allowing it to expand its development pipeline without committing the same level of upfront capital associated with outright land purchases.

“With this transaction, we have added five land parcels in Bengaluru this fiscal, bringing our cumulative FY27 business development to around 49.76 acres, approximately Rs 6,300 crore in potential GDV, and about 5.12 million sq ft of saleable area,” said Mallanna Sasalu, CEO-South, Puravankara.

Prior to the latest transaction, the company had added 6.4 acres in Sarjapur through a JDA, 9.73 acres in Sanna Ammanikere through an outright acquisition, 11.23 acres in Doddagubbi through a JDA and 14.57 acres in Mandur. These four transactions had a combined potential GDV of Rs 5,200 crore.
