Realty developer Pristine Landmark Spaces LLP has entered into an agreement to acquire a land parcel spread over 4.2 acres in Pune’s Vadgaon Sheri locality in a transaction valued at Rs 250 crore.

The agreement was registered on February 4, with a stamp duty payment of Rs 17.5 crore.

The sellers in the transaction are Kumar City Co-operative Housing Society Ltd. and Kumar Urban Development Private Ltd., showed documents accessed through CRE Matrix realty data analytics firm.

An agreement to sell typically precedes the execution of a final conveyance deed and indicates the buyer’s intent to complete the purchase subject to fulfilment of agreed conditions, approvals, and timelines.

Such transactions are commonly used in large land acquisitions where due diligence, title clearances and development permissions are part of the process.

Vadgaon Sheri, located off Nagar Road and in close proximity to Kalyani Nagar, Viman Nagar and the Pune airport, has emerged as an active residential and mixed-use development micro-market over the past few years.

The locality has seen rising developer interest due to connectivity to established office clusters such as Kharadi and Yerwada and its access to social infrastructure.

Large land transactions in this corridor have increasingly been driven by redevelopment potential and the availability of relatively sizeable contiguous parcels within the city limits. The area’s proximity to IT and business districts has supported demand for mid-income and premium housing projects, prompting developers to secure land banks for future launches.
