That dream summer home in Himachal could now become a reality. The HP state government has just allowed the purchase of land by outsiders (non-Himachalis) for housing development in the state.
NEW DELHI/SHIMLA: That dream summer home in Himachal could now become a reality. The HP state government has just allowed the purchase of land by outsiders (non-Himachalis) for housing development in the state.
This relaxation was put into effect a few weeks back. Section 118 of Himachal Pradesh Tenancy and Land Reforms Act, 1972 restricted the purchase of property in the state by outsiders (people who don't have a Himachal domicile), but now that’s set to change.
Non-Himachalis will be able to construct houses on plots of 300 metres directly, and the HP government will be liberal in giving such sanction. But for plots above 300 metres,the applicants will have to convince the government that they have some compelling reasons for settling in Himachal.
Thakur Kaul Singh IPH & Urban Development minister, HP says: “This relaxation is available only in certain industrial areas of the state like Baddi, Barotiwala and Nalagarh. The purchase of land is to allow individuals or developers to go in for housing development.”
Explaining the reason behind this, the minister says, “There is widespread industrial development in the areas of Baddi and Barotiwala and a serious dearth of houses and good apartments in these areas. Hence people working in these industries are facing a lot of problems. This is the reason the government decided to relax the law and allow both individuals and developers to construct flats.”
Many have already started residential projects. Omaxe Group, for instance, is construct-ing Park Wood township which will have more than 2,000 flats in Baddi. Says Rohtas Goel CMD, Omaxe Group:” The real estate sector in Punjab and Himachal is booming. Shimla and industrial areas such as Baddi are close to Chandigarh and that is reason for this phenomenal growth in HP. We are making one of the biggest townships in the state and Park Wood will set the trend in HP.”
In fact, a special development authority on the lines of Noida would also be established for Nalagarh-Baddi-Barotiwala in view of the rapid industrialisation taking place in clusters bordering Chandigarh. “There is fast industrialisation happening in places like Baddi, Barotiwala, Kala Amb, Paonta Sahib and Nalagarh. We are actively considering setting up Noida type authority,” said a senior official in the industry ministry.
The industrial sector is contributing nearly 15% to the state’s domestic product and this is expected to rise further over the coming years, he said, adding the state government, in order to give a boost to the exports, had established an export promotion industrial park at Baddi in Solan district at a cost of Rs 20 cr.
