The Mumbai region registered 3,145 luxury homes priced at Rs 5 crore and above, worth Rs 32,623 crore, between April and September 2026, averaging more than 17 homes worth Rs 178 crore daily, according to a report by Lighthouse Luxury and Zapkey.
“Mumbai’s luxury market gathered pace through the half, and confidence at the very top is back, with deals above Rs 50 Crore more than doubling. The market now has more than one engine, and we can expect the second half to build on the first,” said Sumesh Mishra, Founder, Lighthouse PropTech.
The second quarter recorded 1,651 registrations, up 10.5% from the first quarter, while transaction value rose 17.1% to Rs 17,600 crore, equivalent to Rs 191 crore a day. July was the strongest month of the half, with 618 homes registered for Rs 6,669 crore.
“The clearest view of Mumbai’s luxury market comes from its records…Ten micro-markets account for 56% of the value, and they grew 26% from the first quarter to the second, against 17% for the market as a whole,” said Sandeep Reddy, Co-Founder, Zapkey.
A total of 29 homes priced at Rs 50 crore or more were sold during the first half, accounting for Rs 2,536 crore. Transactions in this category increased from 9 in the first quarter to 20 in the second quarter. September alone recorded 9 such deals.
“This half shows a market that is both broad and deep: the Rs 5 crore to Rs 10 crore band accounts for seven in every ten sales, while homes above Rs 20 Crore carry more than a quarter of the value,” said Murtuza Vapiwala, Co-Founder, Lighthouse PropTech.
Worli remained the largest luxury housing market by transaction value, recording Rs 5,558 crore across 275 deals at an average ticket size of Rs 20.2 crore. The locality accounted for about 17% of the region’s total luxury housing sales value.
Eight homes were leased at monthly rents of Rs 20 lakh or more between June and September 2026, seven of them by companies. The highest recorded rent was Rs 28.50 lakh a month in Worli, equivalent to Rs 3.42 crore annually.
